Remember I was talking about target marketing last night?
260 Oleander Ave is under contract…..
It all started a week ago when :
Steve Presson and I beat a personal record: selling a state condo within 24 hours... and how? LUCK, hard work and applying the oh-so-wonderful! Target-marketing strategy.
Firstly I went to the condo, met the manager and spent quite some time getting to know the ins and outs of the building, it’s rules and regulations etc took good pictures and published in MLS (we had to ;)
1. Called -agents representing condos in same complex
-local knowledgable agents
-local agents specialized in condos
(you may have noticed I say agents… yes.. only an agent would spot such an opportunity)
2. showed the condo 4 times to agents that same day and 4 more the following making sure I timed their appointments adequately and answered all the questions
And here came this agent and did a veni, vidi, vici on us!
... 3 days after our Roman sale, I was given green light to go “bananas” with 260 Oleander Ave. And I did!
I did a Cinderella (basically I personally cleaned and staged the condo/villeta), took good pictures on my Cannon, called manager and spoke to neighbours, blogged in Active Rain, posted the ad in our board of realtors (Palm Beach) and this morning I already had x2 viewings and the rest history.
