Probably.  That's right, the odds of Liz and Bill Spear of RE/MAX Elite actually personally escorting the buyer through your door if you list with us aren't great.  We're 10 to 1 longshots on us bringing you the buyer that writes the contract that leads to the actual sale of your home.  The odds are MUCH higher than one of the other literally thousands of other area REALTORS® will bring the buyer for your home.

Now what we're NOT saying is to hire one of those other REALTORS® to list your home!  Because the truth of the matter is the odds don't go up significantly that any one of them has that magical buyer either. 

During the listing agent interview process you may hear "I have buyers!"  Stop and think about that for a second. 

What is the likelihood that any individual agent has a buyer that is:
a) looking in your town? 
b) looking in your community?
c) looking in your price range?
d) looking for a home with your EXACT characteristics, floor plan & features?

We're being honest with you when we state the odds just aren't good of having that perfect match.  But hey, let's assume they DO have that perfect match, whether you list with them or not, they should be bringing that perfect match buyer to your home as soon as you're on the market, right?  They should be first in line because they've already seen your home, KNOW that it matches their buyer and they'll want to have first dibs on your home.

Basically, our role as listing agents is to CAUSE the sale of your home, not necessarily to personally bring you the buyer.  Again, chances are it will be one of the thousands of other agents working our area that will have THE buyer for your home.  We'll work with you as the home seller to get it priced right and prepared properly to make your home the most appealing it can be to buyers.  Couple that with an extensive marketing approach (pictures, write-ups, visual tours, etc.) across as many sites as possible increases the odds of that one right buyer locating your home and pursuing their interest.

Bliz, this is very true. Although, I've sold some of my listings in the past. Many agents tell sellers they have buyers to get the listing. The odds are that they don't have that perfect fit.

Jared, It's all about understanding how things actually work.  Getting that clear has to help us have a successful relationship and to get the job done and that SOLD sign in the yard.

Michael, We sell some of our own too, but it's after the listing and via the marketing that we find them.  We've never had a buyer just waiting for something we've listed.  I know it's possible to happen, but that promise shouldn't be a deal decider for which agent to choose for listing a home.

I think many people believe in some kind of "undercover market" in real estate, where mysterious "great deals" surface, and are itching to get on the bandwagon. supposingly, there are extremely anxious buyers with piles of cash burning holes in their pokets, and there are equally anxious sellers with amazing properties that no one else can see. The right agent can match you up with these goodies, most likely for free (or for a big cut on his/her commission)... Every industry has its tales, and real estate proudly owns its book of legends. 

In the end, agents need to explain, clarify  and demystify the process for their clients, and not be afraid of repeating it from time to time. I love how you discuss a common misconception in this blog, it should be a must read for every prospective seller! (or "must have" talk with their agent)

Anna, Oooooo, that book of legends and myths!  I think you're right.  Lots of people not knowing how things REALLY work, and we spend a lot of our time educating to make sure our clients (and prospective clients) are operating form a factual position that gives us a level playing field.

BLiz, I am surprised how many sellers are completely unaware that this is how real estate sales works.  Of course a few agents out there seem unaware of this too or they just ignore this and try try try to get both sides of the deal at their clients expense.

I pick a favorite or two a day to reblog! Reblogged again with this intro... This is an excellent point. A Listing Agent has a job to get the listing SOLD not necessarily themselves but by whomever can do the job. It is good to establish a realistic expectation on this concept particularly with Agency Rules in place.

So true. If an agent has a buyer then they have already established a fiduciary bond. So where is that agent's loyalty going to be.

Patty, Thanks for the reblog!  Best to get those expectations clear from Day 1.

Bob, It's like Anna's comment in #75, they WANT to believe that we already have the buyer and we'll be done in a few days.  The stats for our market say otherwise.

Cheryl, As long as we get a buyer willing to pay the price that gets the seller happy, we're happy.  Whether another agent brings them (most likely) to us (less likely), we just want a buyer writing an offer that works.

Sandy, There's that too.  If I've worked for the buyer for months, who do I already have the relationship with?

Christine, Hopefully we can get that understanding established early before they hire someone else or start stewing because "my listing agent isn't doing anything to sell my home, they haven't shown it ONCE!!!!".

Wayne, It's a case of when you apply logic it's breaks down fast.  If they really have buyers that match, the home WILL get sold by them, and you also avoid any dual agency if you hired a different listing agent.
