Do You Have a Limit on the Distance You Would Travel to Show a House?

Just got this question in my email:  Do you have a limit on the distance you would travel to show a house?

I didn't know where this young man was coming from, what he had experienced or was planning, but I jumped right in with my answer.  

Because I do, in fact, have pretty strong feelings on this subject. The answer is yes, I do have a limit on the distance I would travel to show a house - usually!

I have shown houses as far south as Littleton, east to Parker, north to Lafayette, and west to some mountain community I can't remember the name of!

But my normal area is north of Denver through Broomfield, east to Thornton and west through Arvada/Golden.

THAT is definitely too far for me to go, to show a house!)

Basically, I want to give my clients the best service possible. And that means showing them houses in areas where I'm familiar with the community, home values, local planning and a bit of the history.

However, sometimes people want me to help them even though I explain that where they're looking is out of my normal territory.

I'll go ahead and do it for people who are confident that they have enough familiarity with the area themselves, or people who have bought homes before so they don't need such intense assistance, or people who just really want me to be their agent (usually folks who've been reading my blog for a while, or sons and daughters of past clients and friends, etc.).

I just have to do a lot more research when I go out of my normal area, because that's the only way I feel confident representing a client!

My partner and I have definite geographical boundaries in our selling area because it is a major city with countless neighborhoods and it has taken us years to learn all we know.  I would not want to travel outside of these boundaries because of my lack of knowledge.  Active Rain is the perfect solution because I can always find someone to refer to.

It is important to know and stick to the limits of your expertise and functionality, in our business that will vary by the type of project and size of the project, but it is still very important to stick within the areas where we can excel.
