Larry and Sheila Realtors do not recommend the homeowner to stay during an Open House.

Buyers feel uncomfortable whenever a seller sticks around. They want to open closet doors. They want to look inside kitchen cabinets. They don't want to feel rushed and want to look around and picture their furnishings. It's not about being intrusive. They just want to try and imagine their stuff in these new surroundings.

They don't like homeowners watching them, following them, or talking about things they don't even care about.

We had one seller who followed a couple around and was more interested trying to sell them his $25.00 picture hanging on the wall, then trying to sell the house. He kept distracting them and they eventually left without even viewing the whole house. When we called them after the Open House, they told us they felt "creepy" having the homeowner follow them!

Yes, we do understand it's an inconvenience for you to have to leave your house.  But, Larry & Sheila know from experience that buyers will stay longer without a homeowner around.  They will critique the good and the bad about the house without you there. They want to talk freely and may see things they don't like but don't want to hurt your feelings. We have heard buyers tell sellers everything they thought the homeowner wanted to hear about their home, only to say they didn't like the house at all once they left and the seller was out of sight.

You want buyers to spend time in your house. The longer time the spend looking around, the more emotionally vested they become in the home. This could lead to the likelihood they are going to Buy your house.

Any questions that a buyer may have will certainly be passed along to you after the Open House. We have found that potential buyers usually walk through faster because they feel they are intruding on the sellers space.

Trust your Realtor to know what is best.

Getting a buyer at an Open House to picture themselves living in the property is one of the most effective ways to generate serious interest and get your house from listed to SOLD!

Larry & Sheila's recommendation would be to prepare your house and make it sparkling clean, open the shades, turn the on the lights, and leave before the Open House!

Years ago when I was looking for a home, it made me insane if they sellers were home when I toured.  They were the quickest tours for all the reasons you mentioned.  Funny thing is, I wound up buying an FSBO, but they sat in the yard with an "adult beverage" while we toured their home.

Larry & Sheila - I agree, it is in the best interest of the showing (and the sale) for the sellers to step out during a showing. With some sellers this may be difficult, but it is our job as their Real Estate Agent to reassure them, it truly is for the best.

I don't even hover at Open Houses...I let people wander and comment freely, they always know I'm around for questions and such, but I give them breathing room. I can't stand it when sales people follow me around in stores...or at an Open. As for the Sellers, no way should they be at the Open.

Larry and Sheila you covered this subject well.  It goes beyond the open house,I once had a seller who insisted on being present for the inspection, so the buyers walked.  Yes home buyers need some space.
