We all remember our first...Listing Video

I have been doing video since mid-2007, starting with mortgage updates, to marketing advice to expressing my opinions on real estate and social media. I have longed preached my theories on "listing videos". Well, I finally did one in real life for my broker Maggie Lybolt at Prime Real Estate for her listing at 883 London Lane in Valparaiso, IN. 

Here is what I learned...

1. Use a script

At least some talking points, it will help you avoid over-using words like "spacious" and "great". It was like I was making a new drinking game. Also, it will help you keep track of these like rooms, features and special things that you want to mention. 

2. Light it up

Step out of the shadows, avoid bright lights behind you, buy a light package from Amazon (it has been on my wish list for a little while, it just got moved up).  Shooting in daylight is the best, but you will need lights at some point. 

3. Shaking

I know it is a hand held camera, but don't leave it in yours hands. Believe it or not, you can reduce vibration or shaking and greatly increase stability by leaving on the tripod. You will notice it flows and does not jump all over. 

4. Slow down and use a mic

Using a script of having some talking points will help you slow down and plan out your route through the home. After the fact, I am getting some pointers to better capture the rooms maximizing the space and so on. In the very beginning, fo the video you will hear some wind noise I am lucky it was not blowing all that much or the sound would be horrendous. A wireless mic or a hand held for that matter would make a huge diference. 

5. Have fun

There is more than one way to skin a cat... I hate slideshows, but I will do them if it makes sense to do them. I, also, plan to being in front of the camera whenever it makes sense. People buy homes from people they like and I will be in as many of my videos as possible.

Dave~If I had a nickel for every Great (!)....I was prepared because of your drinking game comment....but, I gotta tell ya, personality-wise you've got it goin' on!

Now, you're right, a script...and not shooting yourself in the mirror. Shorten up the video. Don't show doors and not open them to view what's behind. I could go on (I used to do television), but without your fun personality, this would never have workd. HOWEVER--if you have someone else shoot the video, and the other things you are already aware of, you could do a "great" job on these!
