I have often been asked by sellers about the benefits of having a ' For Sale ' sign. They do not want the neighbors to know they are moving.

There are communities  and associations where signs are not allowed. I have found that it takes longer to sell a house when there is no ' For Sale' sign.

It is good for neighbors to know that you are selling  your house. They may have friends who might want to move to your development. They will certainly tell their friends and family about your home being for sale. When their friends visit them they will see the Sign  and call us about it.

When a house first comes on the market we receive a lot of calls just from the signs even before we have a chance to go to the office and enter the data in the multiple listing service.

If there are buyers looking to move to a particular sub division, they often drive by there to see if there are any new signs for listings that have come up and they call their agent.

When we sell your house we want it to get the most possible exposure to potential buyers as possible and that includes ' SIGNS' in your yard.

Anthony, I agree. neighbors will find out when the see the activity any way.

Sandy, That is correct. We always take our sign to the listing appointment and put it up right away.

There are times when my family will drive the long way through our neighborhood on the way home just to see what houses are up for sale these days, then we pass along the news to other families. From my experience most folks in our area who are still relatively new to the real estate realm depend on the sign for information. :)

Gita - It's important that sellers have signs out and yet I still see many who don't want to, especially if they're short sale sellers.

Gita. It is odd how many tmes you hear the "I don't want a sign." comment. Sometimes the neighbours are the best sales people - they want friends and relatives to move nearby.

Some sellers who think this way becuase of security reasons. Some look at it from a potential way to break in a home (if it's possibly vacant). Just another angle.

Hi Gita. I think that Yard Sign is still a Good Marketing piece. We will always have buyers, who just love driving around looking for homes without an agent, and they call us later. Of course those vacant homes do have some security risks, but once the showings starts, the whole neighborhood will know that house if For Sale.

Signs make is so much easier to find when I'm with clients out on tour.  It's a directional and the neighbors will know soon enough.

When we were looking for homes in new areas, we liked to drive through neighborhoods to find the ones we liked, then spot signs, take flyers and follow up on them. I think a lot of people still do that. That's one thing the internet can't express very well... the setting/neighborhood. I think signs are vital.

Gita, while I prefer a sign in the yard, I lost a client last year because of this. Now, if a seller refuses, I let it go.

Signs are good for the reasons you stated.  They also make it easier to find the home that is for sale, as Carla stated.

I have not yet had to talk a home seller into having a For Sale sign in the yard, luckily!  It brings to mind the issue that "secret agents" have.  If no one knows you are a Real Estate Agent, it will be so much harder to get business.  I imagine the same holds true for "secret listings"

I consider real estate signs to be the grandfather of all marketing tools.  It is the most basic, elementary tool in our arsenal of property promotion.  In the early days when the country was still be settled, a seller would stick a for sale sign in the ground for all to see.  I believe it to be one of the most influential tools used today.  Sellers don't realize the impact that a for sale offers them.  If they are truly serious about selling, a for sale sign cannot be dismissed.

Jerry, I agree. Buyers like to drive by neighborhoods and the For Sale sign makes it easy to spot the homes on the market.

Carla, I do not hvae to look for house numbers when I am in the subdivision, I just look for the signs . It makes it easy specially in the evenings when it is dark.

Gretchen, I agree. I guess that is one of the reasons for  a house to have curb appeal as well.

Tammie, I never insist on signs. I respect the sellers. I wrote this post so that they can read the feed back from others in the industry .

Diane, Business cards and Sale signs are the two things we buy as soon as we get into real estate.
