Too busy to reply to an email!

How difficult is it to reply to an email?  Holy smokes, evidently for the listing agent of a property my buyer has put an offer in on, it must be a monumental task!Too busy to reply to an email

I spoke with the listing agent last Friday, got the information about how many offers were on the table and when he would be presenting them, so on and so on.  I then confirmed with him that my buyer would be writing an offer for X amount of dollars and some of the terms of the offer and told him I would have it to him before Sunday.  He wanted the offer emailed.

My fabulous buyers signed everything Friday night and I packaged all the necessary documents to the listing agent Saturday morning and asked him if he would reply that he had received the offer.  No reply came back on Saturday, ok, no big deal, perhaps he took the day off.

Called him Sunday morning, got his voicemail, asked him, if he could send me a text, email me or call me to confirm that he did receive the offer.  No communication on Sunday.

Monday, called him, left message, called his office left message, emailed him, no response!

Initially, the listing agent stated that he would be presenting offers to the short sale seller on Tuesday, so I now I am a bit concerned.

Tuesday rolls around and I repeat my actions of Monday, nothing!

Today, Wednesday, I finally heard from the manager of the brokerage firm, because I called the office again, “the listing agent had more offers come in and he was busy.  Too busy to simply reply to an email!  Really???????????????

Now I am waiting, per the manager of the brokerage, to get the counter to bring highest and best offer from each buyer that had submitted an offer. My buyer may change from a financed offer to an all cash offer and up the offer price, however, the listing agent needs to send an email or call to relay that counter information, so the wait begins again.

Frustrating way to do business.

Leslie that is what my buyer thinks, but I don't think it is the case.

 

Gretchen, he was a mortgage lender prior to this, since speaking with the manager, he is communicating with me now.

my buyers are now in back-up position. My buyers are investors, so they know are familiar with the process. This presentation of the offer has been a very strange one in deed.

Kathy, Imagine what it would be like in a transaction with that clown agent! I list a lot of short sales.  My instructions say write highest and best ... do not accept a counter offer.  I have conversations (yes, conversations) with the buyer's agents prior to presenting to the seller(s) to determine if the buyer can, and will, come up in price if the lender counters their offer.  It's so much easier and more efficient.  I wish you all the best with your offer.

Your actions as a listing agent is the ethical way to handle any listing.  The handling of this transaction has been anything but ethical!

Kathy -- I feel your frustration.   An acknowledgment is so simple --- it makes you wonder if some listing agents ever represent a buyer.
