The Best Way To Become Known To A Builder Is To Sell His Homes

Buyers buy on comparison, especially with new construction.  Plans vary, specifications and allowances differ, and every lot and location is unique. 

When another agent has a subdivision listed in a similar price range to what you have listed, do you communicate with that other agent?  Do you have plans, specs and allowances for the other subdivision?  Do you show other new construction or just yours?

We all have choices, don’t we?  It’s shortsighted to only promote your inventory and not show another builder’s.  I think the ideal scenario is to show all new homes within a price range.  The best result is to not only sell your own but also to sell another builder’s inventory, if you have the buyer calls. 

Guess who would be on the list of likely listing agents for that builder’s next subdivision?  Show it all; promote it all; and sell it all.  You may find yourself listing it all next time!!

We agree Barbara, but unfortunately there are builders here that only allow their own sales reps to sell their new construction and do not recognize other Realtors...makes no sense at all!

BarbaraT- absolutely.  Why wouldn't you want to know what's out there?  That shows that YOU are the resource for your area.  And if I were a Buyer You would be the one whom I felt would know the area and the market. Same thing holds true if I were the builder.  I'd want someone who is aggressively out there marketing for me and knowing the competition.

Hi Barbara, its pretty easy and takes a bit more work to switch from a listing agent to a selling agent, yet as you mentioned its nice to have a reputation that you can work and know lots of builders.

Adrian....that reputation is very important in my opinion..... unless you have that reputation for selling the product, you'll have a slim to none chance of listing that product....

You are so right!  That is one of the best ways to get to know a builder.  They will learn about how you handle issues (if one occurs), how you handle your clients - now their clients and what knowledge you will bring to the transaction.

Barbara ~ I missed this yesterday.. Great Post! and it is SO TRUE!! and how i am where i am today! Builders in the area know that I SELL homes and then they look for me.. to market theirs.. they don't care how i do it, just that i'm getting it done! Knowing the rest of the market is important, and selling everyones homes makes more sense.. not just one builders homes.

Janis....I think that's how most real estate agents have secured the listings of subdivisions.... builders have millions of dollars at stake....they're not listing with someone who has not sold their inventory....and they all talk.... when these builders get together, it's worse than a group of women who haven't talked in years...

Hi Barbara - Good post. I don't know why some realtors are reluctant to show new homes.  By registering my buyers at several developments I am now on their "vip" list and I chat regularly with their sales staff.  They pay well, and my clients are happy, so it's the best of all worlds when you can make these hook-ups.
