The Best Way To Become Known To A Builder Is To Sell His Homes

Buyers buy on comparison, especially with new construction.  Plans vary, specifications and allowances differ, and every lot and location is unique. 

When another agent has a subdivision listed in a similar price range to what you have listed, do you communicate with that other agent?  Do you have plans, specs and allowances for the other subdivision?  Do you show other new construction or just yours?

We all have choices, don’t we?  It’s shortsighted to only promote your inventory and not show another builder’s.  I think the ideal scenario is to show all new homes within a price range.  The best result is to not only sell your own but also to sell another builder’s inventory, if you have the buyer calls. 

Guess who would be on the list of likely listing agents for that builder’s next subdivision?  Show it all; promote it all; and sell it all.  You may find yourself listing it all next time!!

Janis....I think that's how most real estate agents have secured the listings of subdivisions.... builders have millions of dollars at stake....they're not listing with someone who has not sold their inventory....and they all talk.... when these builders get together, it's worse than a group of women who haven't talked in years...

Hi Barbara - Good post. I don't know why some realtors are reluctant to show new homes.  By registering my buyers at several developments I am now on their "vip" list and I chat regularly with their sales staff.  They pay well, and my clients are happy, so it's the best of all worlds when you can make these hook-ups.

Susan.....yes, that's exactly how to do it.... and if you have small builders who list with agents, sell their homes and you'll be at the top of their list to list their next communities....
