Question: how can we get information about the local inventory quickly, and how can we get inside the ones we like?
Answer: once we can narrow down your criteria (location, price and must have features), I can set up a search of the inventory on our multiple listing service (MRIS). Then you will get daily updates. You can cull the list and mark the ones you might want to see. Then we can cull the list together and choose the best possibilities, and I will arrange to see them by appointment.
Every day, our system will send out two emails with new listings and other listings that have had any changes - usually price changes. You are able to mark each one with a yes, no or maybe. and I will be able to see which ones you like and which ones don't work.
You will get a list of homes, and each listing has a link that will give you more information. Here are the important things to check:
- Click on the camera icon for photos of the listing. The homes that have been professionally photographed will look a lot more appealing online than those taken with the listing agent's point and shoot or smart phone, but the photos will give you a hint of what to expect. A good camera with a wide angle lens tends to make rooms look larger.
- Click the globe icon for Google Maps, which will give you a decent sized aerial view, as well as a street view. This way you know whether the house with great photos is actually under super power lines or across the street from a junk yard.
- You can choose one of several formats for viewing the information on each property, and the full listing includes the details of the floor plan, number of fireplaces, parking, homeowner association fees and other details that will tell you how well it matches your needs and wants list.
I get the same emails that you do, and I check to see what is on your favorites list and what you've nixed. I also do some previewing to see first hand anything that looks especially interesting.
There are two ways for you to get in the front door. Weekend Open Houses are popular in this area, allowing you to see many homes in a fw hours. In adition, I will show you homes by appointment
How many will you have to see? Some buyers purchased the first home I showed them. Others take a little longer.
