When agents don't show up for an appointment.

When ever I have an appointment to inspect a home, the agent is usually there.

They want to know what the issues are if any.

This way they are not "blind sided" when they do get a copy of the report.

The last home I just inspected for a young first time home buyer couple was an appointment for a three o'clock inspection.

I usually show up early so I can start with the outsid eof the home and then get in when the agent arrives on the scene.

This home listed for $269,900, in a nice neighborhood and built in 2005.

This four bedroom and three bath home has been on the market for 60 days. 

It was fifteen after Three when I called the Realtor and she told me that she was running late.

About that time the buyers showed up with the lock box code so I could get in.

The agent should have given me the code so I could get in. I have not worked that much with this agent.

But she was a "NO SHOW".

When I completed the inspection and we said our good bye's. I was on my way back to the office when the agent called me to ask if I had completed the inspection. 

All I could think of was " if you would have been there", then you would have known I did complete the inspection.

By the way...the home do'es have a few issues to address.

Hi Clint, I trust my inspector and rarely go to inspections.  I think they are boring and a waste of 2-3 hours of my time.  The inspector is busy doing his thing and crawling through the attic.  I know I will get a thorough report the next morning.

A lot of buyers pays good money for an inspection and do not want the agents around while it is being done. They may feel that the inspector may hold back comments if the agent is present.  An agent should show up at least to give access to some hard to get to places in the home though.

Clint, our real estate attorneys state if we attend the inspection, we are assumed to be an inspector, and I only show up at the end to view the issues found by the TRUE inspector, and so I know how to write up the issues on the objection if needed.   I always let my inspector know I won't be there in the beginning.

I can't believe the agent gave the code to the buyers. That right there could be enough to get a huge fine or suspension from the agency. (I know it certainly would here)

The agent clearly had no intention of being at the inspection. I had a short relationship with a similar type agent many years back. Every time we had an inspection she would call to say she was  "caught in traffic" or held up by some other delay.

She will usually leave when I'm almost done.
