Why is my home not selling?

Why do some homes sell quickly and others just linger forever?  Many times barriers to selling are thrown up early in the process such as…

  • MLS-entry only listings.  These are a hassle.  Call the out of town owner, negotiate with the owner, etc.  This is a hurdle that the listing agent could make a bit easier by attaching the property disclosures, etc. to the MLS entry. Folks, it ain’t going to easily sell.
  • Price.  I have seen some that were built in 2006 and are now listed at almost exactly the same purchase price.  Folks, it ain’t going to sell!
  • Price.  Modify the price.  After five months and in a declining market? Folks, it ain’t going to sell!  There is a reason price was listed twice.
  • 24-hour notice.  Challenges to scheduling a showing is another hurdle that sellers do not need in a buyer’s market.  Whether owner or tenant occupied, they will just move on because the home down the street is priced as attractively and they can see it!
  • Agent must accompany.  Talk about a barrier to selling!  Enough said!

Selling a home requires, at a minimum, three things:

  1. proper pricing,
  2. proper presentation (staged, accessible) and
  3. appropriate professional promotion.

As your Viera real estate agent I can do all of these except for the presentation.  It is up to you to....

  1. prepare your house,
  2. maintain it in a show ready condition,
  3. allow prospective buyers reasonable access.

Mr Seller, the reason your house is not selling is PRICE... I understand that you just painted the bathroom, but again I say PRICE. Yes, I heard you when you said you bake cookies when we have a showing so the aroma wreaks of home... PRICE! LOL, some people just don't listen do they?

Good points....it certainly is a good starting point to make the listing appealing so agents would be excited to show it. Leave out negative words like 24 hours notice etc...

Gary- shout it out!  You don't want your sellers or their agents to have to jump through hoops for the honor of seeing your house!  And yes... price... always the big player in whether or not your house will sell.  Good post.

Hello

I have my house for sale in Rockledge.  It is 4/3/3 and only 2 years old.  We have dropped the price twice with a $10,000 reduction each time.  It is still not selling.  We had 1 bid which fell through because of finances and 3 times we had second time showings.  We have had it on the market over a year with the same realtor.

Thinking of dropping the price again another $10,000 and going with a different realtor.  Do you think it will sell?

If you have your home listed with another real estate agent I can not interfere with an existing relationship.  Should the listing expire and you do seek another agent I will be glad to speak with you.  Otherwise I recommend you speak with your current agent.
