One of the first questions a potential buyer asks is “Why are they selling?”

There are many answers to this question in the Adult, over 55 communities:

1.    We want a smaller house

2.     We want a bigger house

3.     We want to be on the Golf Course

4.     We want to be closer to the grandchildren

5.     Health reasons

These are all valid reasons for selling a home.  I do think the most important question you should ask is, “Is this home right for me?”

Clients often get caught up in the game of the “Deal” and lose sight of what is more important.  It does not matter if you get a house at a price you think is great if it does not meet your living criteria.  Everyone should make a list and stick to it.

I never answer this question for a buyer's agent. If there is a disclosure, we'll make it. If it's a short sale, you'll know it....other than that, my seller's motivation is private. It could only damage the seller's ability to negotiate. 

Great post and good for you for knowing how to focus on the goals, not the sellers.

I actually do ask this question a lot, but I am looking to see where the sellers of homes are moving.  Are they moving out of state or downsizing or up sizing.

How similar in many situations...just get the best bang for your buck. We as well as potential buyers must remember to look at what's important, and not just the best sale!

I guess I'm in the minority. Again.  I don't have a problem asking or answering that question unless the seller has instructed me not to, or there a personal reason (like money or divorce) for selling.

We have all heard that question or the other one "Why so many homes for sale in the complex?  As if 10 properties in 200 unit complex is a lot..As Lloyd just wrote, if we know the reason and it isn't too personal.. then no reason to answer.,otherwise - I love CIndy's answer

I went through the comments because I felt that I had commented on a post like this before. As a buyer, it does help when writing an offer to assess motivation by the 'why', but is it really necessary?

Hi Pamela. Karen in comment #22 makes a good point. When buyers ask this question for any seller, they are trying to get an advantage while making an offer on the home. Most listing agents I know will not disclose why their sellers are selling. The most important question for the buyer is of course, If you like it or Not?

Why are they selling? Because they're ready to move!  But seriously, it is a common buyer question and sometimes it's just curiousity. But as you said, why they're moving isn't going to change how well the house does or doesn't fit the buyers needs!
