Snap shot of Alameda real estate market - May 26 - June 3, 2012

This is a snap shot of the Alameda real estate market activity for the week of May 26 to June 3, 2012:

  • New homes on the market................................... 17
  • Price changes........................................................ 8
  • Homes that sold.................................................... 11
  • Pending activity - all, not just last week ..............151
  • All properties currently on the market ...................60
  • Condos currently on the market ............................11
  • Townhouses currently on the market ....................11
  • Distressed properties: Bank owned properties...... 7
  • Short Sales............................................................. 4
  • Average days on the market (all properties).......... 44


line graph going up, red, yellow and blue linesThis snap shot shows that inventory of all property types is still low but more homes are coming on the market.  Single family homes, condos and townhouse are all still moving off the market quickly compared to last year.  The most startling statistic is the fact that the average days on the market has decreased from 65 days to 44 day or a 30% decrease.

Prices are starting to rise, however, the week’s increase in inventory and lowered sales for the week may indicate that the market is slowing due to summer vacation.  Only time will tell.  A week is too small a unit to predict with any accuracy a change in the market.  According to some newspaper, ie. the San Francisco Chronicle, the market has bottomed out and prices may be rising.

I always enjoy seeing this kind of info, it is enlightening. Yet when we drive the neighborhoods we count boarded up homes that say "not all these homes are in the survey". Any other business would have to fall by the wayside and people would take advantage of their disadvantage, not the banking industry. This is good stuff, thanks for the post.

Dagny:  I do this report weekly, which is not a very long time to see trends, but keeping people current with the market.

Lower inventory, continued decrease in the number of days on the market, coupled with an increase in prices...sounds pretty similar to our Orlando Real Estate Market.

That is the case in many areas.  Realtor.com and Inman published their data about 146 metro areas experiencing very low inventory.
