The Lakeland FL Home I'm Buying Has Termites - Now What?

Termite InspectionHome buyers in Lakeland FL are so excited when they have found the home of their dreams and the offer has been accepted by the seller.  They are making plans about having it painted or put in new floors, imagining how they stage their furniture, taking measurements for a new refrigerator - buyers a just very excited.

Such an excitement can come to a screeching halt when during the inspections, the termite inspector discovers that the Lakeland FL home the buyers are purchasing has termites.  Termites in Lakeland FL is common and most homes can be remediated without ever tenting the home.  The termite inspector always says that it's good we found termites now and not years later when the damage is even greater and the costs are solely the responsibility of the homeowner.

As soon as I inform the buyers about the Termites, they asked me, now what?  As a Lakeland FL buyer's agent, I tell my buyers that they have two options - walk away or negotiate with the sellers.

I immediately ask the termite inspector to give me an estimate of remediation and discuss this with the buyers and the listing agent.  Believe me the sellers are just as shocked as the buyers and while they are eager to sell their home, most sellers are open to negotiations even it the property is sold as-is.

If you are looking for an exclusive buyer's agent to represent you on your next Lakeland FL home buying process, give me a call at 863-619-6918 to discuss details.

Hi Petra,

Great post.

It is scary to think that the home you want to buy has termites. Your even handed approach is very reassuring to the buyer, and would help guide them to a decision about completing the purchase.

Hi Petra,

This is very good advice. It's true that a lot of the time the sellers aren't even aware of the problem and are pretty willing to negotiate. Keep up the good work as a top Lakeland FL short sale agent!
