LARGE CA Apartment Landlord to Go SMOKE FREE with approx 2,000 units

By
Real Estate Broker/Owner with Gibson Management Group, Ltd.

I have long held that allowing tenants to smoke is a financial decision for landlords because of the costs involved with repairing units.

30+ years ago, I had to actually REsheetrock an apartment where the Section8 resident had LIVED and SMOKED for 10 years.  The nicotine on the walls was so bad, it was more cost effective to REsheetrock the rooms than to attempt to scrap to remove the buildup

The Towbes Group has a large portfolio of rental apartments in SoCal and effective THIS MONTH, new residents may not smoke in the apartments or the common areas.  Current residents have until the end of the year to comply with this NO SMOKING restriction.

Roger * NEW law in CA allows this....I doubt this will transfer to the South; however, I do not take smokers in my rental properties because of the damage that nicotine can do

Wonder hoe long before someone sues on grounds of discrimination? I personally think it's a great idea. When I stay at a hotel I always ask for no smoking rooms.

Wallace - I have heard other like stories from landlords regarding having to deal with a smoking tenant leaving and I understand their pain.  I think the non-smoking restrictions will continue to increase.

Several new residential buildings in NYC used NO SMOKING in their initial marketing and were surprised that people would pay MORE for units that had never had smoke in them.

Wallace,

There is a talk show radio here that talks about buying homes he always says if you smell smoke in the home turn around a leave you will never get it out! I have to agree and for suing for discrimination I doubt it....you choose to smoke you were not born that way! Great post!

Smokers are not a protected class, even in CA.
