Princeville Kauai condo (and house) + short sale update for the week of Jun 3rd to Jun 9th

This was a good week for condos. It’s one of the few weeks where there are NO new listings -(we already have 75 active listings as of today Sunday) and it’s great to see some of these going into escrow and selling. This month there were 88 sales Island wide which is a 27% increase over last May which had 70 sales. Year to date we are just slightly ahead with 349 sales compared to this time last year which had 325. I hope to see that gap widening as the year progresses.

At present there are 25 condos in escrow – 17 of which are $399K and under – Take a look:

Back on the Market:

Ka’iulani 29 expired and came back on with the same list price of $1.325M after selling from the developer in 7/07 for $1,825,850.

Contingent:

Short sale Sandpiper 108 was briefly back on the market yet again, having been previously in escrow several times before. It sold for $485K in 6/05 and reduced from $190K to $180K as it returned to active. It then went quickly back into escrow. Busy but productive week for this condo. Fannie Mae REO Plantation 1622 came on the market at $399,900 on 5/26 and quickly found a buyer this week. It previously sold for $755K in 10/06.

Sales:

Freddie Mac REO Ali’i Kai 9G sold for $219,900 cash while listed for $224,900. It sold previously for $151K in 12/99 and was foreclosed on in 12/11. Short sale Nihilani 21A sold for $450K while listed for $469K. This Makani townhome sold for $778,745 from the developer in 10/06. Plantation 1321 sold for $575K with a list price of $595K. This upper floor condo was purchased for $523,993 in 11/05.

Price Changes:

As noted under back on the market, Sandpiper 108 reduced by $10K to $180K.

Now on to your Princeville home update which consists of two new listings, one of which went into escrow in record time of 5 days! Now that’s competitive pricing.

People who never thought they could afford Kauai are taking this rare opportunity to choose their paradise home. I even have friends on Island who are planning to buy on the North Shore, a desire they once thought was unattainable. Of course, that was back when Sandpiper was selling in the $400K’s and Nihilani was in the $700K’s and $800K’s.

Many of the properties currently available are actually less than 1/2 of what they sold for “in the day.” If you have any hopes of getting one of the many spectacular buys for yourself, please email me and I’ll get you headed in the right direction. You need to have your cash or financing in order and be dedicated to the process. Many of these well priced buys are short sales while others are Bank REO’s. It’s a great market now, but once it thins out and sellers sense the winds are shifting in their favor, the buyer’s ability to negotiate will be quite different.
