Selling Your Home - The Challenges of a Paranoid Seller

I affectionately call them paranoid sellers which may not be an accurate description at all.

Who are “they?”

  • They may be the sellers who will not allow an electronic lock box to be placed on their home.  
  • They may be the sellers who must have their real estate agent be present to “bird dog” any prospective buyers who view their home.
  • They may be the sellers who will not allow a sign to be placed out front because the neighbors may become nosy.

I am not exactly sure who “they” are but one thing I do know is…

“They” are not really interested in selling their home!

To sell your home it must be accessible to prospective buyers when they want to see it…even when you are going out of town for a long weekend!

Next weekend my out of town buyers will not be here or, if I am lucky, will have already placed an offer on a home we will see this Saturday!

You got it so right. I have a lot of problems with sellers wanting appointments scheduled the day before so they can "clean up".  I try to explain that they are better off to let us show because we may not get a second chance. Some listen,  some don't.

I totally agree with you, Gary.  I have folks over here that rent their places for season, do not want to disrupt their tenants so only want to place on the market in the summer when no one is here!

Hi Gary, I recently showed a property to a buyer that had a hovering seller. Unfortunately, my buyer walked in and turned around and walked right back out. She felt that she really did not get a chance to see the house.

The paranoid sellers I recently ran into with my buyers on a 100 degree day did allow a lockbox on their door, but required we call for a special code that I had to use AFTER inputting my own Sentrilock card code.  It didn't work.  My buyers were melting.  The listing agent gave me what for about how I didn't know how to use the lockbox.  Meanwhile, it was the wrong code.  (gasp)  I don't think we need layers of security to show homes.  It's ridiculous.  And because of the unpleasant experience of waiting twnety minutes in the heat to be let in to the home, despite the fact it was PERFECT for my buyers, it never made the cut.

Gary- I remember staging a home for the sweetest lady who had been a Realtor about 40 years ago.  She began listing the restrictions she had for showing.... the curtain must be closed, she would stay to answer questions and provide imput, and her dog would be around as well.... I felt so sorry for the Realtor!

Not the sellers I want to work with, that's for sure. Whatever their reasons for doing these things, it will limit the possibility for a sale.
