Why would a REALTOR® help someone obtain a rental when they could be helping someone buy a house?

When I first obtained my license it was certainly something on the back burner.  All I wanted to do was ensure my business was filled with someone who either wanted to purchase or sell a house.  Now I have to say the table has turned, kind of...

If you have the kind of business that is busting at the seams with purchases and listings, I understand you have no room for rentals, however, the rental market is exploding, at least here in Northern, Virginia. Who said we couldn’t do both? We still are faced with short sales and foreclosures, and yes, these people have to find somewhere to live, so this is why REALTORs® help someone obtain a rental when they could be
helping someone buy a house:


  • It provides a source of leads for prospects who want to buy next year
  • It provides a source of leads for tenants who may want to buy this year and didn't realize they were able to
  • It provides quick paychecks (relatively small but they add up!)
  • It allows you to become more familiar with houses, neighborhoods, models, features, etc
  • It allows you to become more proficient with CMAs, MRIS, Zipforms, DocuSign, etc
  • It allows you to practice and perfect your communication skills
  • It allows you to interface with and build relationships with other agents
  • It builds your knowledge, experience and confidence.

Hi Cheryl - Yep I agree that being in the Rental business will provide all the things you listed.  I dabbled in rental years and years ago but these days don't.  Who knows life may come full circle but for now I'm a happy camper being a full time listing and selling Realtor®.

I've done 7 rentals already this year and I have converted a few past renters into buyers.  Many of my rental clients are military families who are here for 1-3 years so they are transient and not looking to buy now but they do refer me to friends who are.

Cheryl, Kudos for helping those renters out. They need help too and I am sorry to say I have very little time for them. I usually only do personal referrals and my own rental properties. I usually have to squeeze these in between my other business. But I truly admire you.

If there is a chance of a relocation or other life event, perhaps renting is a better option that purchasing in this market.  Kudos for providing another service.

Hi Cheryl,

 I have primarily been a listing agent most of my career and dabble with buyers which is a nice change. I have never done a property lease agreement as everyone says it is a lot of paperwork for very little in return so when I get calls, I just refer (no fee) them to one of my friends at another brokerage that likes to do them. It gives her pleasure. I guess I should do one anyway to say I know how to do it.

Great post Cheryl! I think you have convinced me to do it even if it is just once.
