Anxiety to have the home on the market and schedule showing is now over once your home is under contract. However as a home seller in the Northern Virginia real estate market your obligations are not yet over. You do have various contingencies to pass thru before you consider your home as SOLD.

Here are ten tips to get your home ready for the first big step -Home Inspection. Personally I think some of the tips you can do in lieu of preparing you home for sale.

1. Windows- Walk thru your home and open and close all the windows. Fix the window is stuck, if the spring or the balance cord is broken go ahead and order for repair and lastly note down the windows that have glaze sort of water trap between the glass.

2. Attic Access- Give the buyer and home inspector easy access to attic. Remove or move the furniture or clothes where the access door to the attic is located.

3. Gas Fireplace- If you have turned off the pilot for the summer, go ahead and turn in back on. Inspector will inspect the fireplace in the summer also.

4. Electric Panel Box- You may have not stop and looked at the panel box for years but time to stop by and check out nothing has been tripped.  Also if the panel box is located in garage or storage area do ensure you have a clear path of the home inspector to access the panel box.

5. Oven- If you are using your oven as storage time to clean out and move the items. Do not leave last night dinner in the oven.

6. Under the Sinks- Declutter and give easy access to view under the sink plumbing especially in bathrooms and under the kitchen sink.

7. Filters- If you have not yet changed the filter or they are looking dirty give the house a clean look by replacing any dirty filters.

8. Remotes- If fan operates on remotes place in a visible place, leave the fireplace remotes over the fire place and garage remotes in the kitchen.

9. Notes/Receipts- If you have repaired or got a serviced done recently leave the copy of the invoice so the inspector can review the work done. Example if your got the fireplace serviced leave the service receipt over the fireplace.

10. Clean you home- Buyers do anticipate the home to be in the same immaculate condition as they had seen before writing the contract. Clean the bathrooms, vacuum the floors and do not leave dirty dishes in the sink.

Remember home inspection is a lasting impression buyers are going to have about the home till closing.
