How to get your Cash Offer Rejected on an Oakley Home

Dear client,

I have still not heard back from the Listing Agent in regard to your full price cash offer with a 10 day close.

Although in most markets your offer would have been considered solid, it is not in this current market. I want to offer you some suggestions on how to get an offer accepted in this market:

  1. All you funds need to be verifiable. No one wants to deal with you bringing them cash. It creates more problems, especially when you can get it all from another offer with verifiable funds. Get your money into a bank account. No Mattress Money.

  2. Although in some markets asking for the seller to pay title and escrow is a legitimate thing to do; it is not right now. Basically it is a $1,500.00 (aprox) price reduction. You would be better off offering less cash and paying these yourself.

  3. Do not ask for repairs in the contract itself, it is presumptuous and a turn off. It appears they were doing some of the work anyway and we could have used the inspection contingency to make sure they were done. The reality is I know you wanted that house so bad you would have done those minor repairs yourself.

  4. Even though your offer is at asking price there will probably be several all cash offers at or above asking price. You need to keep your offer clean and be prepared to go over asking.

I am not trying to be mean or harsh, but I want to get you into a home and these are some things that could keep you from getting the house you want.

Gene - I had some buyers loose a great home last week.  They offered 3K under asking price, clean as a whistle offer and yep cash. Another offer came in just a little higher and the seller took it over our offer.  No tears we moved on and had another home under contract the next day.  Everyday is an adventure in real estate my friend.
