Kailua's Gardenia Manor-SOLD before listed! How does this happen? Well, when you are in a seller's market as we are here in Kailua, and you have a client in town on a buying trip for 3 days that insists on wanting to live in Kailua, you scramble as I did!!!! One of the benefits in being affiliated with a large office, is that you are afforded privy information such as properties getting ready to be listed. I was lucky enough to be speaking with one of my fellow realtors a couple weeks prior to my client arriving in town, and knew that this listing was going to be listed around the same time she was going to be here. As always, I showed her what was active on the market, but was striking out with it being the "one". Once I really got a feel of her taste, I knew that this "hidden gem" property that wasn't listed yet might just fit her criteria. I then had to convince the listing agent to show us the unit even though it wasn't "show ready". One step into the property and a whirl around the unit, the deal was signed, sealed, delivered and accepted! We were in escrow, and closed in a matter of a 7 week time frame. This was a lovely 3 bedroom unit, very clean with wonderful amenities, and just blocks away from the beach. I don't have pictures to share on this unit, but I do on another one below.

This unit below is a 2 bedroom/1 bath unit in Gardenia Manor that sold in 7 days by Coldwell Banker Pacific Properties. The listing agent told me that she was showing it only on the Sunday open house, and presenting offers the following Monday night. She had several offers that she presented and went into escrow shortly there after.

All I can say to you buyers is BE PREPARED, BE PRE QUALIFIED, AND HAVE AN AGENT THAT HAS THEIR FINGER ON THE PULSE!! This will be the only way to achieve your goal in finding that perfect property that will be yours.
