Larimer County CO July 2012 Real Estate Sales

June Property sales were 617, up 13.8% from 542 in June of 2011 and 10.6% higher than the 558 sales last month. June 2012 sales were at a mid level compared to June of 2011 and 2010. June year-to-date sales of 2,574 are running 11.6% ahead of last year's year-to-date sales of 2,306.

Larimer County CO July 2012 Real Estate Prices

The Median Sales Price in June was $230,000, up 3.9% from $221,350 in June of 2011 and up 1.8% from $226,000 last month. The Average Sales Price in June was $268,091, up 4.3% from $257,053 in June of 2011 and up 3.2% from $259,771 last month. The June 2012 Average Sales Price was at highest level compared to June of 2011 and 2010.

Larimer County CO July 2012 Real Estate Inventory

The Total Inventory of Properties available for sale as of June was 2,938, up 17.2% from 2,506 last month and up 3.2% from 2,846 in June of last year. June 2012 Inventory was at a mid range compared to June of 2011 and 2010. The Average Days On Market for June was 63, equal to 63 days last month and down -22.2% from 81 days in June of last year. The June 2012 Average Days On Market was at its lowest level compared with June of 2011 and 2010.

Larimer County CO real estate data provides a composite overview of the northern Colorado real estate market, with an overall look at all of the counties communities. And the news is good - sales activity, prices and inventory were all up, and market performance has also improved. Most of this improvement has occurred in the larger cities, as would be expected. And while there are no doubt positive seasonal effects from the busier time of the year, it is doubtful that this fully accounts for the gains. We believe that we're seeing definite signs of a gradual real estate recovery in process.

There are still, however, plenty of excellent opportunities for ready home buyers to find attractively priced homes for sale, and interest rates continue at historic lows. And there is some relief for sellers who price their homes competitively and prepare them properly for sale.

Inventory up but DOM down.  That's a little strange contradiction.  As long as it keeps you fed, guess it doesn't matter.
