MIRACLE ON SAN JOSE BLVD 

After four contracts - two not accepted, and one short sale that had more twists and turns than the Perfect Storm, today we closed on Contract #4 with a darling first time homebuyer couple.

I just have to say that it took a team to bring this one together and I want to give a shout out to Tom Reber at Wells Fargo, his Assistant Priscilla Demasi, and the Processing, Underwriting and HUD people, whose names I will not publish because I do not have permission.

I also want to thank the Sellers who endured an uncomfortable ride as the first contract period expired and they agreed to extend the closing date to today. They had other options for sure, but they hung in there with us.

I also extend a heartfelt thanks to my fellow real estate agent, the listing agent, Mike Collins of Keller Williams, who went above and beyond what he had signed on for in order to bring this one to the table.

Most of all, I want to thank the Buyers who hung in there with us, not really understanding why it was taking so long and why they weren't being given 100% guarantees of the outcome. These Buyers endured the short sale from h-e-double hockey sticks and stayed true to us and to their goal of buying a house. Lesser Buyers would have fled from the very idea of homeownership.

The 'problem' with our team is that we just don't know how to give up. We stay the course until we have exhausted every angle or won. Today we won.

I won't give details, but I will say that we had some unusual extenuating circumstances, and that all along the way the team had to give and be creative in their options.

The road to the Miracle on San Jose Blvd this afternoon was rocky and halting, but we made it! I daresay that some Divine intervention was at play as well.

Handing the keys to them was one of the sweetest moments in my real estate career.

We have for the most part stayed away from the short sale industry just because of what you had to endure.  Cudos to everyone who understood that you MUST hang in their if you want the outcome to be in your favor.

Fabulous!  Having buyers who stick in there and are committed to buying the house is so important.  Your communications with the buyer's agent must have been consistent.  Of course, your team, who had to deal with the short selling lender most likely almost daily, deserves a HUGE pat on the back.
