WHEW! I survived a 104 degree day and "perhaps" sold a home yesterday!!

NO!   It was NOT just another Saturday.  The temperature in Woodbridge in Prince William County yesterday registered 104 degrees, according to the outside termperature guage in my 4Runner. 

THAT'S HOT!!!

However, there was a home to show and the possibility that a new home in inventory would not wait for cooler weather. Just remember to "WALK SLOWLY and DRINK A LOT OF WATER".

FIRST TIME HOME BUYERS HAVE A LOT TO LEARN.  I love working with them.  I've been working with a lovely young lady, first time home buyer, looking to move from the apartment to her first home.  We toured on Friday and found just what I was looking for.  A new home builder with a home in inventory.  NO!  Not a spec.  This is a townhome condo that was put on the market just FRIDAY.  The original buyer could not get loan approval and the builder does what builders do.  The builder put the home on the market.  However, the agent for that community was not in Friday.  One of the builder's construction crew showed us the unit.

LENN, I LOVE IT!  The buyer loved it.  However, we didn't know the price or Beazer STicky
anything that went into the pricing.  This was important because the builder's next
delivery is in February.   

The market for these townhome condos in Woodbridge is hot, hot, hot.  So was the weather on Saturday.  Nevertheless, the buyer and I agreed to meet at the builder's model on Saturday at 11:00 a.m. the minute they opened.  The agent would be present.  Still no flier, unless you consider the pricing breakdown on a yellow sticky a brochure.  Not a problem.  All we wanted was the numbers.

ALWAYS LOOK AT THE COMPETITION.  SO, now that we have the builder's numbers for that unit in inventory, an immediate delivery, we left to tour a couple of other homes that were available.  No harm looking.  We drove to Fairfax to see one listed.  Niice home but surrounded by apartments and the home had no upgrades at all.  It was purchased 4 years ago with all standard features at that time, builder's grade carpeting throughout, Formica counter tops in the kitchen, black appliances, etc.  The builder's inventory has Granite counter tops in the kitchen, hardwood in the kitchen and breakfast area and foyer, stainless steel appliances, upgraded lighting, a full master bath (shower AND tub), etc. 

We toured another unit in the community that was for sale was, unfortunately right under some huge powerlines.  As I advised the buyer, in my experience, that builder is notorious for buying cheap lots close to power lines.  She wasn't interested.

So, back to the original builder because I had some questions. 

LOT HOLD???  Yes!!  We took the unit off the market until Tuesday when we have an appointment to make an offer. 

FINANCING APPLICATION??  Yes!!!  I wanted the buyer to contact the builder's lender because I had already had her pre-approved and knew that she's credit worthy. In fact, I showed the pre-approval letter to the builder's agent so he knew that she is a strong buyer. 

We're good.  With the unit that the buyer loves off the market, she can relax untill Tuesday at 1:00 p.m. when we'll meet and MAKE AN OFFER.Townhome Condos

The buyer's comment was the best part of the day.  "Lenn, you're a Godsend!!"

Lenn - It is always the showings during extremes of weather that we remember.  We don't have snow to contend with here in Sacramento, but we do get those hot days like you experienced yesterday.  And, I've shown homes in the most horrific of winter storms.  The good news about those showins is that usually the buyer is serious and motivated.  I also like selling new homes in the market of today.  There's the new home warranty, and a selection of colors and upgrades.

Made the comment before, but will make it again.  Thankfully this young buyer took an experienced, knowledgeable agent with her when looking at new construction.  Too many times, buyers think they can wander into a builder's office alone, no representation.  IMO, they pay the price for that.  This buyer was lucky to have you at her side, coaching and educating her.  Best of luck to you on Tuesday's offer ...

Gary.  We walked very slowly. 

Patricia.  That crossed my mind several times when we were, indeed, the only ones out there.

Myrl.  New homes is always my first choice.  However, the delivery for most new today is into next year.  This property is a fall out.

Gene.  In my area, builders are living the good life.  Only about 5% of new homes are with an agent.

Paul.  It was an oven until the wind blew THEN IT WAS A CONVECTION OVEN.
