Michael - I'm trying to convince a prospective seller to invest in upgrading a covered patio to an outdoor dining area--making good use of outdoor space certainly makes sense especially in Southern California.

Very wise suggestion Michael. We use our patio as extended living space. We have it nicely decorated as you have shown and we do much if not all of our entertaining there. If we decided to move you better believe the patio and yard will be huge selling point! Don’t Forget About Your Patio! SUGGESTED.

It seems I have been black balled from the feature list I hope you get a golden star my friend.

Belinda -- especially when the property is a townhouse or a condo where outside space is such a premium.

Norma -- they definitely need to listen to you -- a pleasant outdoor space enhances the appeal of a home.

John -- while my outdoor space is limited -- it acts as extension of the two rooms that open to it.  Thanks for hitting suggest -- much appreciated.

Hi Dick -- even in a good market -- sellers need to be able to show off their property -- not just inisde but outside as well.

Michael, great advice. There were times I was sweeping and using a garden hose to try to improve on a bad situation. This post is very important and hope all your sellers are listening! Loved the photo illustration. It is like "day & night" difference!

Hi Endre -- I've grabbed the broom and planted and/or watered the garden and hauled away debris to help --- as we know - it does make a difference!
