Why it is not good to overprice your home?

-          If your price is not within the market range, it will not sell.

-          Fewer agents will preview your home.

-          You’re losing potential buyers

-          If your house sits on the market for long, most likely you will end up reducing the price.

-           By the time the price is reduced to a reasonable selling price, it has become over exposed.

-          Your home loses its “marketability.”

Simply put, buyers don’t buy an overpriced property. The longer an overpriced house is on the market, the less likely it is that you will get your asking price. So it is always better to price your home within the market range.

 

Pricing your Home to Sell

Many homes on the market never sell because they are marketed at a price that is out of reach. Buyers know the market value and they do not waste their time on a property that is priced above the market range. Pricing your home correctly from the beginning is an important factor in selling your home.

Studying the prices of the properties sold in your area is one way to arrive at the correct selling price. The sold homes and their selling prices are your best guide on which to base your pricing decision. You should be able to get a similar sale assuming the homes are similar to yours.
