At Delgado Property Management we are constantly looking at ways to improve our business.  I don't say this as a meaningless self-promotion but rather as the honest truth.  We have only been open under this name since 2010 but we bring to DPM our experience as having previously formed a small property management business that we closed in favor of DPM and also 20 years of experience in this field.

As a husband and wife team, Veronica and I have constantly looked at different aspects of the business from procedures to marketing to training of employees to establishing our "niche" in the market and so on to try to improve anything that has the room for improvement.  We have the "advantage" of being able to have these conversations at home on the weekend as well as during "working hours" so that we are never stagnant in our decision-making.  (Of course, sometimes this “advantage” just plain isn’t if you want fresh topics in your conversation with your spourse!)

As a result, we have become very successful with a strong reputation and an established brand in our market.  That's not to suggest that we cannot continue to improve nor to suggest that we have become stagnant in our plans, it's just explaining that we have reached the good position of now only having "small" items to improve upon.  As a result, writing about improvement for this challenge may sound as if I am only looking at small items and not the "big picture," but that is not the case. 

For example, we've already evaluated things down to the level of detail that we send hand-written thank you AND birthday cards to residents as a means of maintaining their high level of satisfaction.  We do this to help encourage their staying long-term.  Maintaining long-term residents benefits our clients by maximizing their profitability.  This, in turn, enhances our reputation and will result in more referrals and more business in the long run. 

I will leak out that we do have one whiz-bang of a marketing idea that we are developing and will likely implement early next year.  I'm telling you, it's going to be huge!  But, it's also a secret because I want to maximize it's impact.  When I roll it out I will be sure to let you all know.

Delgado Property Management blogI would say that the single item I would describe here as an area to improve would be to blog more consistently.  The value of blogging has become self-evident to me based upon the response from the public that we’ve received.  I will strive to blog at least three times a week until September.  After September I will strive to blog four times a week.

Hi Mark - Mary and I do pretty much the same thing - we're always talking about ways we can improve what we do, but, after 14 years of working together, we still have a couple of biggies we need to clean up our act on. We had become pretty complacent until 2008, and that wake up call got us into the habit of serious regular evaluation - the resulting improvements probably saved our business. Now we're looking for time to do what we know we need to do.
