What is the proper way to replace rotted wood ?

Sometimes common sense seems to interfer with the logic. When a home buyer ask for rotted woRotted wood covered in metalod to be replaced and the seller agrees, what is the proper way to replace rotted wood ?

I would agree that the rotted wood is to be removed and replaced, while others seem to think covering it with metal is a satisfactory repair. The logic behind replacing the rotted wood is to make a repair vs to hide the rotted wood behind the metal in hopes nobody will see it ( Including the appraiser )

The listing agent in this case tells me that they spoke to three seperate contractors here locally and they agree with wrapping the rotted wood is the best solution. I find this hard to believe, so no I ask your opionion.. What is the proper way to replace rooted wood. Would this be to replace with new wood, or simply cover with metal and call it repaired ?

I'm not an expert in the building industry, but something tells me this is not the correct way to repair or replace rotted wood.

Take out bad wood, put in good wood. Completely replace it. Wrapping or covering is not repairing.

Roland -- part of the issue is to know what the cause of the rot is.  Once you have that down, then you can get the problem fixed (so no further rot) and then REPLACE the rotted wood.  Covering it does not address the rot or the cause -- and things will just get worse.

Roland, I think the wood should be replaced first then covered. It could continue to deteriorate further even with covering and protecting from the weather.
