This seems to be the trend in a lot of market areas these great home values and rates won't last forever.

Frank, I also agree that the mortgage rates wil rise and so will the home prices at some point. Rentals proices have risen a lot in my area and I do not see them going back down, so buying sooner than later seems like a good idea!
