In the Hansel & Gretel story, the witch built a house, garage, yard, white picket fence, mailbox, front porch and landscaping made out of things to eat. So who do they attract? A couple of kids who fall right into the plan of becoming a meal for someone else. Now there is a happy ending here, but in examining a home for purchase, one must look for more than just exterior delights

INSPECTING THE DEAL AND THE HOUSE

An inspection is becoming a must do for every Real Estate purchase now a days. Typical at will buyers do not know what to look for or even what may be a potential problem. Just to be fair, many Sellers are not aware either of new code changes, work that needs updating and wear and tear that has run its course which affects the values being asked for

PROFESSIONAL INSPECTORS

There are many inspectors out there and I have been impressed with what I have seen. One fellow had a laptop and would follow his software which was custom made and very thorough. He would visit an area of the house, explore, inspect, test and question everything and then run back to his computer and input the data. When he is paid and is ready to leave, he supplies the report

IF THERE IS A PROBLEM...IT WILL BE FOUND

Inspectors have shown up with infra red equipment, sound detectors for leaks, flashlights, tools, camera, and recording devices too just to name some of the tools of their trade.  These reports generated are not expensive and only take a few hours if that and what was not well known is now revealed for all to consider and analyze. Now a successful transaction is pushed forward into the next phase

MEETING OF THE MINDS

If repairs are needed, a meeting is called for and pricing has to be brought into question. Who does the work, who pays and how long will it take needs to be covered as well as visiting with sales price too. Everyone relaxes as more of the details surface

SELLERS...DEAL WITH REPAIRS

Lowering the sales price for repairs is common or paying all or some of what is required remains highly negotiable. What sellers have to consider is that once the report is done, even if the current sale falls through, the disclosure of any known problems must be made known even unto the giving of the report. It is wise to repair as the problems will not just go away and everyone will want them addressed

LICENSED REAL ESTATE PROFESSIONALS

Agents who are constantly exposed to the various processes in a Real Estate transaction know what to look for, how to assess it and to use it to further along the deal. In today's day and age, anyone venturing out there without an expert Real Estate guide is taking unnecessary risks...At these prices, that would be a foolish thing to do...
