A home sales professional is more than just a real estate agent. I take a counseling approach to working with you, my customer. I take the time to listen to your wants and needs and set my responsibilities for your sale based on what you require from me. You may not be an experienced home seller or know the true facts about your local real estate market and that is very common and normal. This is why I take a counseling approach and explain to you in detail what is going on in our local market. I provide you with market statistics and answer any questions you may have so you can make a truly informed decision on what to ask for your home to get it sold in your time frame and for the profit you expect.
A home sales professional will offer you at least one open house. A home sales professional will offer you a virtual tour. A home sales professional will create a quality property flyer for your home and distribute it to other Realtors(R), Brokers, Buyers and the neighborhood. A home sales professional will clearly set guidelines for how and when you will receive communication from them and this should be based on what you are comfortable with and what you need. A home sales professional will negotiate with the buyers agent on your behalf but only after explaining to you how the negotiations work prior to listing your home for sale. As a home sales professional I also offer you choices in your professional fee to be paid the the Broker. I do not charge the buyers agent a fee for selling your home. I do give you a discounted professional fee if I bring a buyer to your home and you decide to sell to them. I never charge a cancellation fee of our listing agreement. I do not charge you a "document storage fee" or "administration fee". I do not charge anything additional for: marketing materials, virtual tours, open houses or electronic signature services. You can expect to only pay out of your sales proceeds the one professional fee percentage already agreed upon at our listing consultation.
