New construction has been a great source of business for us.New construction is the first stop that potential buyers make in their journey to finding a home. The potential buyer may not know the asking price of the new construction, but they want to visit to see what is included in the package; to view the options and the upgrades; and to become familiar with the price point and what new homes look like today.

New construction is a magnet for buyers who are just starting their voyage of finding another home.When an agent has new construction, the agent will also have potential buyers and future sellers of a resale home.New construction is usually the last purchase in a series of home purchases.It’s the bonus for climbing the real estate ladder.It’s the prize for reaching the top.

A new home is the upper limits of real estate, and that means the listing agent of that new home will have the opportunity to do business with a variety of people who will be visiting that new home.There will be first time home buyers who don’t know the price; there will be many second and third time buyers who feel it’s time for another home; and there will be potential buyers who are just curious and will eventually be bona fide buyers.

Barbara: So true. I've checked out new construction for many years whether I was interested in purchasing or not. And twice did. A lot of word-of-mouth referrals that way too.

Most of the big builders here have on-site agents that work for that particular builder. I have tried to list new construction with smaller builders without any luck. Any suggestions?

Barbara.. Our new construction is rather busy these days.. People LOVE shiny and new.. and even when they can't afford it.. they still come around and take a look to see.. Some end up buying other homes .. or selling something else.

Hi Laura..... I love those buyers.... I think once you have lived in a new home, you don't want to settle for someone else's design and decor.... I can remember selling new homes to families and those families would continue to use my builder and I'd sell them their next new home in an area of homes of greater magnitude...

Hi Pat and Steve.... first time buyers always wish they could buy new, but most are not in that financial category yet.... at least not in our area with the prices of our new homes.... our least expensive new home would be in the low $400k range..... that might be too expensive for a first time home buyer....

I love blogging about new construction because there is tons of information to blog about.

Lynda..... congratulations.....once you have a subdivision, you're on your way to capturing a ton of business..... it comes from all directions.... and it's there every week....  new construction has been my niche for decades.... you should have a new construction website to blog on.... make it exclusively for new construction and articles about buying a new home.... best of luck with it.... one thing you'll notice is that whenever you write a new construction post, there is not that same response as with any other post.... I can write a post about my favorite pen and I'll get 30 comments....if I get featured on a new construction post, it won't attract 30 commenters....

Hi Don.... I'll post my answer to Tammie here.... what I said to her was this:

small builders will not just sign a listing agreement with an agent unless that builder knows that the agent is a team player.... the only way a builder can continue to build is if you find that builder a reasonably priced lot... what I do is waive my commission on the lot so the builder's costs are not inflated.... that commission deducted from the sale price leaves the builder some breathing room.... I get the exclusive right to sell on that home until the home closes....no time frame... it's my listing....

I have been doing this for decades.... I do that with tracts of land for subdivisions....my builders know I'm a team player and they confide in me about land....I look at land with them before they make their final decision to buy it.... I have never collected a commission on land... and I always find the land.... I market for land with direct mail marketing to land owners through public record in mls....

it's not a secret code...it's good business sense... it's the way to work with builders.... if a real estate agent is going to work new construction, find the land....waive the commission and sell the end product.... and continue to work that way ..... you'll have more builders than you'lll know what to do with.... be smart about it....

agents spend more time fighting over money they haven't earned and as a result, they have no new construction..... and they don't earn squat....if you want to make a significant income, get yourself aligned with builders and find land for them....tell them how you will work for them and how the deals will be structured....

Wow Barbara your last comment was full of great ideas on how to align myself with small builders.  I did this at one point and it promised to be a great partnership, but the market went crazy and the foreclosures started affecting the new construction prices.

But armed with the advice you mentioned above, I am well on my way to developing more relationships with builders and searching for land for them.
