There is a variation on Murphy's Law when it comes to buying Furniture for a new house before closing. It is like some kind of strange curse. Furniture bought before closing the purchase of a new house almost never works out to be right. Don't ask me why that it, it just is. Buy the furniture before closing, get the deal done and closed, start moving into your new home and BAM-SHAZZAM, the furniture just doesn't work! I can't tell you how often I have seen it work that way.
Take-away concept here? Wait until you own it to begin furnishing!
The other really horrible thing about new furniture bought before closing is that people have a way of doing it with credit. Here is another major real estate Rule of Thumb: Between the contract date and the closing don't buy anything bigger than a latte with your credit card. I am exaggerating a little, but only just barely. I recently got to watch a buyer's agent discover that her client had just bought a boatload of new furniture for the house set to close next week. That agent practically left smoke on the phone as she burned off to go see if her client had used credit to buy that furniture.
