Seller Nets $10,000 More Because of a Real Estate Video.

Using video in real estate worksThis Steamboat home closed recently for $585,000.  The asking price was $590,000 and below are the details - true story.

Now I can't definitively say my clients made more money because of a real estate video of their home, but I can make a good argument it helped get the sales price higher.

Real estate video

I'm a Realtor in Steamboat Springs. When I list properties, I'm a firm believer in having all the marketing completed before the home is listed in the MLS. This way when potential buyers are introduced to the home, they have everything they need to make decisions. This home in the Fish Creek area of Steamboat Springs was no exception. The pictures were ready and looking sharp. The custom web-page was ready with all the details. And the video was ready.  The home was listed on the MLS and 1750 Fish Creek Falls road was FOR SALE.

Now Steamboat Springs, Colorado is a resort town in northwest Colorado. We are known because we have a great ski area and the town is a wonderful western town with a rich ranching heritage. There are roughly 11,000 full-time residences in Steamboat with tourism ranging from 1,000 to 10,000 on a given week.

The Steamboat Springs MLS has about 2,000 active listings with about 40-70 sales per month. So a small MLS and roughly 50% of the sales are out-of-town or second home buyers.

Thus, I can't stress enough the importance of using great pictures and video in real estate. Within a couple days, the home received about 4 showings and 2 offers. The first offer was well below asking price and was by a buyer sight-unseen. These buyers do not live in Steamboat Springs and could not get to town fast enough to take a look in person.  They only looked at the pictures and the real estate video I had made of the home. But we received another offer that same day. The first offer was willing to increase their offer up to the sales price of $585,000.

Now I'm going to speculate that had there not been a real estate video of this Steamboat home, the buyers of the home might not have felt comfortable enough to make an offer, let alone increase their offer, without stepping foot on the property. And the home might have sold for significantly less than asking price because there would have only been one offer.

Not too many people are willing to buy real estate without seeing the property in person. But with real estate videos, you can bring the home to the buyers and they can tour the home 24/7.

This home is SOLD. I'm SOLD on video. And my clients are firm believers in using video to sell real estate.

Regards,

Charlie

Charlie, Congrats on the quick sale!  I watched the video and it was lovely.  Justin and I have been discussing doing videos and have purchased a video camera but haven't embarked on this yet.  Do you shoot and edit the video yourself or have a professional do it?  We are just curious since this is something we would like to start doing to enhance our listings here in Breckenridge.  Thanks and again Congrats on the quick offer and sale!!  --Krystal

Krystal - Video gives agents such an advantage I'm surprised more agents don't use it. This blog is real and it's not the first time I've had this experience. I mean it helps me get listings but sellers love you when you show results and that's what it's all about.

I make all my videos. It's a passion too. I tell people 3 things you need to make videos if you're an agent.

  1. The gear. You don't have to have the latest, greatest stuff. You just need a decent camera, lens, and editing tool.
  2. Time. It takes time to learn and a lot less time to produce. The video above took 1 hour to shoot, 2 hours to edit and 1 hours to post and upload.
  3. Passion.  If you don't love creating videos it will be a chore. It has to be fun or you won't do it.
If you don't have these 3, it's worth hiring someone to make them. Sellers will love you.

Deb - consider this another prod . . . start today and it will generate just a few more sales before the next agent starts using video. Let me know if I can help.

It's what the buyers of real estate want, instant delivery using more than just the eyeball sense. Tickle their ears, help them transport to your local community, the listings with your sign speared in the lawn out front with real full motion video that works so well at the show and tell delivery.

I need you to do a video about how you made this video!  It looks like you have a Hollywood film crew working for you.  I'd love for you to share what equipment you used - the video is superb!

I agree, Francine (#10) ... this is a great video! Many of the real estate videos I see are rushed while this one has a leisurely feel to it. And the transitions are flawless. A great testimony to video marketing, Charlie ... and your talent!
