HouseWon'tSellTrying to move to your dream home in Tysons Corner, Vienna, or McLean and your current home won’t sell? It may be time to reassess your situation and look at comparable homes in your area to make certain your asking price is not too high.

Go through each room with friends and make a pro-con list to see if you can make improvements. Going room-by-room might not be as overwhelming, and simple things like removing some personal items or excess furniture may be very effective. Do your homework; compare your home to others online and ask yourself if you would buy your home based on the photos and description.

Meet with your agent and discuss your concerns. Make sure you are both on the same page with the same goals and timelines. Go over every detail and make sure your agent knows your expectations of him or her. With the current market, you’ll need to make sure to list your home at a competitive price, and that could mean you might have to be more flexible. Ask what the marketing plan is and if you can help. Also find out if the commission offered to a potential buyer’s agent is too low. If it is, other agents might not be as willing to show it to their clients. Another issue could be timing--if a potential buyer can’t get in to see your home within a reasonable amount of time, they may not bother to try again. Do you need too much notice or is the agent’s schedule too hectic? Make sure he or she always has a back-up agent available and returns phone calls in a timely manner. Good agents love what they do, and are dedicated to being well-informed and organized because they truly care about their clients and their reputation; they will make every effort to do their best for you.

If you are not confident that you and your agent can work together and you are not able to come to an agreement, ask to be released from your listing agreement and find another agent who will work for you. Look for knowledge, experience, professionalism, and find someone with whom you are able to establish good communications. You'll be on your way to Tysons Corner in no time!
