OverPriced Listing & Seller Moved 2 Hours Away-He Only Needs One Buyer

Mr Seller, How's that workin' for ya?

I showed a house a few months ago to some buyers. It wasn't right for them, but I thought maybe these other buyers might like it as it was still showing active on the market.  It's one of those listings where there was no lock box and you had to schedule the appointment directly with the seller.  I called the number in the MLS, and got the ding ding ding message, this number was no longer in service.  I called the other number I had and got an answer...

"Really, it's right here active in the MLS. When do you think it expired?"
"I don't think it expired, I know it expired."
"Can I still show it?"
"We moved yesterday. We're no longer in Austin."
"Sooooo, that would be a No? Or do you have a key somewhere?"
"I'll send my daughter over to leave a key for you."
"Great! Now, what are your plans with the house? To have it sit vacant?"
"I'm meeting an agent on Monday."
"Want to meet with me?"

I did meet with him last Monday.  The wife understood everything I had to say and complimented me several times about my knowledge and my ideas. She knows they're overpriced and wants to sell the house.  He thinks he's knowledgeable because, you've heard it before, HE USED TO BE A BROKER FOR 25 YEARS...

I told him he's falling into the stereotype that all real estate agents always overprice their own houses because they're too attached. He addmitted that he might be overpriced, but he wants what he wants. It had been on the market for 130 days at that time. I sat across from him and said, "Stan, How's that workin' for ya?"  He said, "It's not, but I only need one buyer."

I'm very blunt and honest with people when I go on listing appointments. I want a product I can sell. I don't want to just put a sign in the yard and cross my fingers.  He had already been on the market 130 days, he didn't want to adjust his price, and he only wanted to give me a 90 days listing agreement as we head into the slower fall months. If it didn't sell in the summer with a pool, why would it sell in the Fall at the same price with a pool?

Needless to say, he ended up listing with the other agent. This other agent? I Googled him... he has a profile online talking about 1999 and hoping that 2000 will be a good year.  You kidding me?  The guy doesn't even keep his online marketing up to date, how does he plan to market this house?

Sellers can live and learn if they take the wrong approach, but then they need to get real. If you're a Seller in the Austin TX area, and you're ready to get real with the sale of your house, call me today! I'll get you on the market tomorrow, and to the closing table!

Hi Donna, Great blog, and that's happened to many of us; it's important not to take it personally. It's highly possible the owner had a relationship with the other agent, or that he was just more comfortable going with a man, like himself. Old school thinking dies hard. Understand that your time is more valuable than chasing after a seller that's not serious about selling.

Well Donna, there is a good chance Stan will come back to you, if his ego can allow him to do so; several months down the road. If not, instead of 130 days, he'll be looking at 430 days

Lisa, I didn't take it personally. What I did take a little personally is that I saw it list after we met, but then he didn't call for 4 days to let me know he picked someone else... like I wasn't watching the MLS! I found it rude he didn't acknowledge me when he made his decision.

He knows he's over priced but "he wants what he wants"?    And I want Salma Hayek's cell phone number but that's not working out either.   Maybe when it doesn't sell with this new agent he will call you back, at his wifes request no doubt.

Just give it another 90 days and he will be calling YOU, lol! You know what they say...you can lead the horse to the water, but you can't make him drink. (FYI, I used a fellow Realtor to help me buy my own home as I knew I couldn't separate the emotion from it!)

Donna I have a seller that has been listed with the same agent for 2 years .Everyone else around him has been selling .I went out on the listing a 9 months ago . He just caled me back .We will see !

Hi Donna --- a profile hoping the year 2000 will be a great one - I love it!  As others have said, keep your eye on this one, you may have your chance to list it, market it well and actually sell it.

LOL - You are so right about the ex Brokers overpricing their own homes.  I read that in the book FREAKONOMICS - They say that Realtors overprice their homes and are willing to wait longer than a "normal" person to sell it.
