Sold:  227 - there was a 6.36 increase in sales in the second quarter over the first, and a 9.13% increase over the same period last year.

Median Price:  $310,000 - this is a 5.57% increase, second quarter over first, and a 1.64% increase over the same period last year.

Average Price per s/f:  $382.83 - this is a 9.25% increase , second quarter over first, and a 15.95% increase over the same period last year.

I can't believe that the inventory is so low! Although it's not a traditional time for new listings, it does seem a great opportunity for Sellers to make the most of the shortage and get sold quickly.

Michelle,  the price ranges are so vast.  One high priced unit can skew the figures.

Increase is something that does go hand in hand with low inventory.  Your downtown Los Angeles condo loft market looks similiar to ours pricing for the sq. ft. etc.
