Victory Lakes Single Family Home Report:  July 2012

In the blink of an eye, summer will be over and the Victory Lakes' pool will be closed.  But before summer slips away, we'll look back at July's activity for the single family home market in Victory Lakes.  We'll make comparisons to last month (June 2012) and last year (July 2011.)

SINGLE FAMILY HOMES FOR SALE IN VICTORY LAKES

4 Listings were Active:  All Regular Sales

There were exactly the same number of active single family home listings in Victory Lakes in July as there had been in June.  The high list price and low list price were unchanged compared to last month.  The average list price was less than 1/2% lower than it had been last month, but was nearly 14% higher than it had been last year.  As always, please keep in mind that list prices are suggestions and the best ideas of market value always comes from the sold column.  

 

SINGLE FAMILY HOMES UNDER CONTRACT IN VICTORY LAKES

5 Listings were Under Contract:  3 Regular Sales, 1 Foreclosure, 1 Short Sale

The high and low list price at time of contract were both unchanged compared to last month.  The high marketing time was 17.5% shorter than it had been last month.    The low marketing time was 20% longer than it had been last month.    The average list price at time of contract was nearly 1% lower than it had been last month, but was 4.5% higher than it had been last year.  The average marketing time was 32% shorter than it had been last month, and 37% shorter than it had been last year.

 

SINGLE FAMILY HOMES SOLD IN VICTORY LAKES

5 Listings Sold:  All Regular Sales

Since there were no sales last month, we can only make comparisons to last year.  The average sold price was 3.7% higher than it had been last year.  The average marketing time was nearly 5% shorter compared to last year.  

Overall, the trend with prices is slightly down looking to last month, but up compared to last year.

Hi Chris Ann: I am astonished to see such a high percentage of foreclosure / short sale transactions. Two out of 5 is 40%. Are they caused by refinances? Because I don't know how else to explain the stable prices and traditional sales in Victory Lakes unless the short sale and foreclosure transactions were attributed to FHA purchase financing with minimum down payments.

Jackie:  I'm a local full-time real estate contract nerd with the ability to do some great online marketing.  What seller wouldn't want that?

Scott:  I'm looking forward to the leaves changing color, but I hate the days getting shorter.  

Elizabeth:  I think it's when the community was built.  During the boom.  Prices were sky high and builders were pushing interest only arm loans.

Debb:  I never had a chance to make it to the pool this summer.  I'm kinda bummed out about it.  Thank goodness there is an indoor pool at a nearby fitness facility.

Impressive from about 50% distressed sales to not one sold being one. Unfortunately, the distressed sales are still running just under 40% here in the Napa Valley. Though this is down in the last year from just under 50%. Maybe a bit of hope. cheers cvc
