Snap Shot of Alameda real estate market - August 20 to August 27, 2012

This is a snapshot of the Alameda real estate market activity August 20 to August 27, 2012:

New homes on the market.........................................................13
Price changes...............................................................................6
Homes that sold...........................................................................8
Pending activity - all not just last week......................................136
All properties currently on the market..........................................53
Condos currently on the market...................................................8
Townhouses currently on the market............................................5
Distressed properties:
Bank Owned properties................................................................5
Short Sales..................................................................................3
Average days on the market......................................................29
(including distressed properties)
Average sales price of single family homes.......................$415,833

The snapshot of the Alameda market shows that the number of new homes on the market last week decreased to 13 since the previous week’s total of 15.  All statistics are very close to last week’s statistics.  Pending activity has decreased since last week from 130 home pending to 119 this week.  That is probably due to the very low inventory.

Average sales price has decreased this weekfrom $515,107 the previous week to the current week’s sales price of $415,833.  Statistics have been consistent since June, 2012.  A snapshot of the Alameda real estate market does not show a true picture of the market trend.  More time is needed to determine trends.

Prices have climbed but there are still good values in Alameda.  Since June 2011 prices have increased 11%.  This is still a good time to be looking for a home since interest rates are still in 3% range.  The low inventory may be the only impediment to finding a home.  However, new homes have continually come on the market this summer.  Buyers need to have an agent who watches the market frequently and knows what is available now.

Hi Evelyn. That's a great Snap Shot of what is going on in Alameda Market area. You inventory is down, and average sales prices are dropping. You must already be in a seller's market.

Jerry:  Thank you.  We re in a seller's market.

Karen:  Thanks, I am still trying to refine it, but I think it covers what it should since I publish it every week,

Maureen:  Properties are moving fast.  The next thing I expect to see are fist fights among buyers.  It is getting tough.

Carla:

It is nice to see the market moving.  But I wish it would hit an even keel.  Now there are multiple offers, almost no inventory and frantic buyers.
