How to get your home SOLD in 22 Days! ~Catonsville, MD

1. Price How to get your home SOLD in 22 Days! ~ Catonsville, MD
2. Availability
3. Condition

It’s just that simple! Ok, I’ll elaborate.

1.Price the property in line with the market. Don’t “test” the market by pricing the property to high. That strategy will only hurt you in the long run. You’ve made the decision to sell now do it and do it well, for the best possible price.

2. Make the property available for showings. I understand keeping up with show condition is not easy. However, it’s worth it to your bottom line. Be flexible and reasonable when an agent asks to show. Have a plan in place, visit a neighbor, go for a ride in the car. Make sure your agent is using a reputable showing service or has a system in place to allow showings to be scheduled quickly and easily.

3. The condition of your property speaks to potential buyers. The second they walk in the door your house says “welcome” or “don’t touch me”  sometimes something in between. What does your house say? Be honest with yourself, maybe ask the opinion of someone you trust. How about your Realtor®?

Well this says it all for sellers, I think. It's pretty straightfoward but all the pieces have to be in place or the house won't sell. I think many sellers have a tough time being objective about the condition of their property and how buyers will view it. A good agent can help them to understand the issues that buyers are looking at and what will be a turnoff for them

A good client is one that can grasp these 3 easy steps. It is hard to detach for some buyers to be objective, but that's why we are called in to maximize our clients profit and sanity.

Jeff ~ Working with sellers who are not being objective about the condition of their house is extremely difficult. When the pieces do come together, it's a joy.

Monique ~ Your right, its our job however, we are limited by what the sellers allow.

Tom ~ Selling quickly is so much less stressful.
