When Time Is Your Only Weight.

In the past couple weeks, a local property management company was placed “on hold” because of a substantial amount of funds discovered “missing” during an audit from a trust account that held owners monies.  As things unveiled, owners realized they probably won’t get their upcoming rents, started looking around for other property management companies to take over their rental investment.

Each owner who called my property management company asked that same question, “How can I trust you?”

There are many things people can say about why you should trust them: track record, integrity, references, experiences, etc.  But it really comes down to one thing: time.

Time is what develops trust.  Because it takes time to see the actions of things and people – it’s the process for building or re-building.

Along with that, time can be the only weight many of us have for so many things: life struggles, pain, devastation, life changes, disappointments, hurt, decisions, even raising children, being anxious about something, or on a day like today, 9/11 – sometimes only time is the answer that will bring trust or a bright spot during cloudy times.

Many Arizona property management companies are being shut down due to trust account issues. Trust is earned over time. I pay my investors on or before the 15th of each month like clock work. Moving forward!

How true but there is insurance for this sort of thing right? But then if you are skimming other peoples money what's the chance of having insurance for doing it?  I guess I answered my own question .....

Great post.  It takes time to develop a rapport with a client and after they know you and the kind of person that you are..the trust is there also.

Hard situation if another property management companies rips you off. I would say time is appropriate for trust.

It is nice to have established credibility with your network over time so that new referrals don't preface their meetings with "how can I trust you?" but with "how soon can we start?".

Gabrielle: I'm sure you've met those people who say "trust me" and, guess what? That is a red flag. Trust has to be earned. Great post, something to think about today on 9-11.

Hi Gab,  We just had a similar situatin here.  Lots of double bookings, refusal to return deposits, etc.  Not pretty !

It is true in most industries...

Trust is something that can't be bought...or traded for...or stolen from someone else. You can't package it or wrap it up and give Trust as a present. Trust is an extension of the Truth...and can only be Earned through positive deeds and truthful actions over a period of time. 

While time waits for no one...Trust forces each of us to take time to earn Trust and also to believe that someone is Trustworthy.

Sometimes you can spend the time and do everything to earn the trust and folks are still leary because of stories they have heard, media reports...for those folks, no amount of time will be enough.  It is unfortunate when entire professions are not trustworthy because of the actions of a few bad apples!

Time is great, but maybe that's what the first property manager told them, too.  Give them references of clients for whom you've managed property 10+ years.

Morning Gabrielle there are only a few people I trust.  Having said that I am always giving the person I'm dealing with a small amount and I do mean small amount of trust until they violate it.
