Why Are You Listing With HER And Not ME?

I'm noticing a trend in Realtors who farm an area heavily, and I'm wondering if anyone else has had this experience.I've encountered it for the third time this past year, and I don't know whether to laugh or get mad.

In the last year, 3 of the short sales I have listed (in completely different areas) were in neighborhoods that 3 different Realtors farm. With each of these listings, the Realtor has either cornered my Sellers while they were showing the house, or even contacted me directly, demanding to know why the Seller listed with me instead of them. This may not be the best approach since you're attacking the Sellers and their decision making abilities, and how exactly should that question be answered? It doesn't so much bother me when they ask why they listed with me, but in the manner in which they ask.

My Sellers have handled it beautifully (ranging from just laughing it off to defending their decisions to the farming Realtor), but should they have to? What do you think? I'd love to hear especially from Realtors who do heavily farm a particular area.

Patty...the easy answer to those agents is...because the seller felt I would do I better job...and I agree with them.

I would have told them that the sellers said the local neighborhood agents are all jerks with bad attitudes. Not only did they not list with those agents, I'm willing to bet that they didn't even contact them for a listing appointment. I've had agents ask me how I got listings in their farm area before. One agent in Vienna was such a jerk when he asked me, I just said:"the owner called me and asked me to list it, so I did." He said he didn't get it, because this was " His" farm area. I told him "I looked at all the homes on the market, under contract, and recently sold, I didn't see your sign on any of them". He said" it just doesn't make sense", then he left. We just never know where the next listing will come from.

Patty,

Jealousy is an ugly emotion and manifests it weird faces in the oddest ways.  I remember in our commercial real estate life, an agent challenging one of our office building owners to "why, he was consistently renewing with the Seigels" as opposed to him.  By the way, he was an excellent agent), and our client said, "you are not the Seigels", 

To clarify further, this was an entertainment building, and the majority of the tenants were involved in the music or movie biz, and one of our specialties was the entertainment industry.  They identified with us (our brand) and felt comfortable with us, and we were discreet...no one got gossip from us. 

So your answer should be "Your are not Patty".  LOL A

Pat, you’re 100% right. Plus, how do they know we’re not friends or relatives or whatever! They shouldn’t have to explain their decisions.

Jeff, too funny! What a simple and effective answer!

Alexandra, I suppose so! I guess I can understand that it’s a bit of a jab with all the marketing and effort that goes into farming an area, but heck! That doesn’t entitle you to every listing. Most of these Sellers do list with me because I know short sales better than most, but why do they have to explain that?

I door-knocked in my neighborhood for about 5 years.  Big mistake, as seeing signs go up that are not yours, hurts.  I gave up because I got one, count them 1, listing in all five years. I couldn't compete in my area - too many realtors farming.  There is no harm in asking a seller with whom you have had a relationship why they went with someone else.  It helps you the next time.  But it is how you ask.

Patty- I agree with Jane (#7).  If you have a more than passing relationship with the seller you can ask, because it's natural to want to know but I'd also say you have to do it in a way that doesn't place the seller in  an awkward position.

I heard an interesting comment the other day as we drove through an area where 2 agents have the vast majority of listings.  The buyer I was with looked at me and said, "I always see their signs here. Sure doesn't look like they market them well if they're still sitting on the market." 

A thoroughly farmed area does not mean a bountiful harvest. Aloha!

Hi Patty,

Just recently I have had this happen too. I received a frantic call from my sellers saying an unknown agent called her and stopped by knocking on the door and wanted to know why she listed with someone other than herself. What a horrible thing to do to a seller!

Once there was two agents farming in a particular area and from the same brokerage. Then the seller called me and said he had seen my signs and advertising and a friend recommended me. So what I found out later, he interviewed me third and called several days later and said I had gotten the listing. I did not know who the other two agents were at the time.

One of the other agents had a big truck and reved her engine and drove up and down the street for weeks scaring these people. I discussed it with my broker but he thought it was funny so I did not get much support there. The other agent said "Good job Kristin...and good luck". I did not want to start a war in my office so since this rude agent never approached them physically, I just let it go. I sold the house and they moved on. All worked out OK but it was a bad situation for my sellers.

SUGGEST.

Jane, I understand, but these sellers have had absolutely no relationship with the farming agents. They’re complete strangers, and the agents just wanted to know why they chose me instead of someone else off a bench ad or flyer.

Kathy, oh I absolutely agree that it’s fair to ask if you have a relationship, but what if you don’t?

Lou, unprofessional indeed. Not the question itself, but the manner in which it was asked.

Kristin, can you imagine the surprise to the seller? I mean, how do you react to that when it’s suddenly thrown at you? Besides the fact that, again, they’re insulting their decision making!
