Today, Tammie White wrote a very powerful post titledDON'T CALL THE LISTING AGENT HE WORKS FOR THE SELLER!” and in my comment I mentioned that the buyer’s agent, the buyer and listing agent could meet and be provided the information.  We provide this courtesy to buyer’s agents frequently with our new construction, and they always appreciate that offer.

Tammie relayed a story about that scenario not being productive since the listing agent is promoting the property rather than just providing information and answering questions.  All listing agents are not created equally!!

We are usually asked if we would meet everyone at the model home and give a tour and answer questions.  That’s a smart request on the buyer agent’s part; that’s a buyer’s agent who wants all of the important questions answered so that she can close her buyer. 

How foolish of listing agent to try to close the buyer.  It makes no sense, and it’s always a “turn off” to the buyer and his/her agent.  Listing agents must understand that there is a line, and it’s bad business to attempt to cross that line and take control.

Listing agents represent the seller, and it’s good representation to be helpful; knowledgeable about the product; and willing to accommodate the buyer and buyer’s agent until the buyer is satisfied with all of the information.  That’s good representation on behalf of the seller.  Listing agents must remember to stay on their side of the line….it’s good business sense and it sells new homes!!

Barbara, I agree with your approach. Who is better qualified to answer the buyers questions than the listing agent. Not all agents manage to stay on their side of the line though.

I have had listing agents step over the line. One I called later and told her to never try to question or close my buyer again.

I think part of the problem is agents sometimes don't take agency very seriously, and they tend to think everybody is up for grabs. If you call them on it, they'll say it was their overly enthusiastic attitude that got in the way, or they had foot in mouth disease, which may or may not be true, but the bottom line problem is they just did not think.

Just like any scenario, ther are rules of conduct and rules of the particular business you are involved in. Sometimes it just seems like very bad manners.
