100 MLS Photos..that's a lot of photos!

100 MLS Photos...that’s a lot of photos!

Just recently the Greater Albuquerque Association of Realtors (GAAR) and Rapattoni our MLS provider announced that we can now add over 100 MLS Photos!  Wow that’s a lot of photos. I am a big fan of photos in the MLS and I have been an advocate to increase the amount of photos available but I never dreamed it would reach 100.  The mandatory is one photo of the exterior, its a good thing it’s mandatory because a few fellow agents would prefer NO photos.  I have yet to see a listing with 100 photos displayed but I am sure the time is coming.  

So what about you and you're MLS?   How many photos can you display, do you take advantage of the maximum?  Any minimums?

For a Manhattan apartment, I'd say the normal number is 4-6 which usually highlights the major rooms and view.

Can you imagine how many picture a good photographer would take in order to whittle them down to the best 100?!!

 

Did I just say 100?!!

 

I guess no one in your MLS will ever complain that they don’t have the ability to post adequate pictures to truly show the house to its best advantage.

Good evening fellow Rainers …

I certainly appreciate you dropping by and leaving your comment.  I have always advocated for mandatory photos but when I got the news that we could utilize 100... well I was stunned.  I’m with you in the fact that I’ll take quality over quantity any day!

As the day has allowed I have jumped in and out of the Rain trying to read and leave a comment on as many of your post as possible.  I will try to get to each of your post eventually.  You know how it is in the real estate business.... When duty calls we are out the door with clients.  

Know you are appreciated and you guys truly rock the Rain in all ways!

John.. way too many...it puts the burden now on all the agents to do it too as they will get some pressure from the sellers. I think it is too many .. can you imagine looking on the internet at 100 photos for each home? wow.. just more than needed. it will encourage more bad photos too as most agents can't take 18 decent photos..

We are allowed 32 and even with that sometimes its a stretch for what to put in it. I think 100 is a little excessive and I can't imagine scrolling through all those as a consumer. I agree with you, quality not quantity!

100 seems excessive unless it's 5,000+ sq ft. property.  But it just gives the listing agent the option to post a picture of every nook and cranny, so it's an improvement in the flexibility of the MLS.   My guess is your MLS is ahead of the curve and others will follow.  It's progress; 9-10 years ago we could only post 1 photo.

Wow! TMI! I guess we can add photos of the crawlspace, knob and tube, the fuse box, the video stills of the sewer scope etc. Unless it Candy Spellings mansion, who needs it? It will be nice in some cases to get a few more, but how long are those going to take to upload on our mobiles? I bet they dial it back really soon.

100 is too many IMHO...I try to do at least 3 to 5 per floor WITH floor plans AND exterior and neighborhood shots.....the property is in a LOCATION (location, location) so I like to show that also

Our MLS offers 16 photos which feels like enough for some listings, but not for all. We put between 20 and 30 on our website and that seems perfect to me. Too many and people get bored. Plus, I think you need enough to really entice a buyer, but leave them wanting to see the place.

I totally agree 100 photo’s is over the top.  Personally I think they put that number out there instead of saying unlimited.  Along with photos I use YouTube or slide-show in the MLS on my listings.

John: Storage is cheap... I'm glad they raised the bar so high now there's no worries about room for photos. Do you know if 100 equates to maybe less photos but higher resolutions? One of the benefits I see is some special properties really deserve a photo essay about them. I love sites like Houzz.com where the photos are drop dead gorgeous. I don't think most agents will take advantage of it, but what the hey... there are certainly a lot more opportunities now... I'll check in with our MLS and see if they are up to anything like this.

Our limit is 25 and I don't see how posting 100 would be of any value.  I've had listings over 10,000sf that we had a hard time going past 30 photos even for the virtual tour.  I think it's important to have a good number of pics but too many is a waste of time.

John, we are allowed 24 photos through our MLS and I do think it would be good to have the option of entering more photos.  100 sounds like overkill, but depending on the property that flexibility could be a real plus.

Hi John, I'm joining the vast majority that is saying 100 is way too much. Did the mls express their rationale for this? And can you imagine the load time for those with older computers- another consideration.
