This Short Sale home in El Dorado Hills came on the market in March 2011. Eighteen months later and it still does not have bank approval. This is one of the great "Whys" that still stump us as Realtors regarding short sales. The two lenders on this are Suntrust for the first loan and Chase on a second. Granted it took the sellers almost 6 months to accept an offer and get it on to the banks for approval, it has still taken an additional year. Meanwhile, all the landscaping, including native oaks have died. What a shame!!!!

DeeDee, whenever a short sale doesn't have bank approval after 18 months, chances are it will probably end up as a foreclosure. Oh well, it will eventually become a loved home for someone again...eventually! :)

Yes, that is a shame.

And, if it was here in NY and waited 18 months, I'm sure all the pipes would have frozen and then burst and then mold. 

It really makes you wonder.

DeeDee - Why, why why???  Your question is one I ask all the time.  Why is this short sale taking so long when every one else is done with theirs?  It's so sad to see a beautiful property like this one destroyed!

DeeDee, I have dealt with Suntrust who held the first on a short sale.  I’d like to think they have gotten better over the years … apparently my thinking is flawed. It is a shame that the darn banks and servicers can’t get it together.  Maybe the election year create inspiration for the lenders to do a better job!

Leilani - I agree with you unfortunately.  I had buyers waiting 10 months for it and then had another offer submitted by the listing agent without us knowing that bumped my buyers out.  Might be Karma!

Debbie - Another whole set of problems. 

Tom - It really is a shame.  Custom neighborhood.  I was glad to see things make it through last summer but there was no way it could survive another one!

Karen - I agree!

Roy - They will have to totally clear the landscape and start over.

Laura - It makes me crazy as it doesn't make any sense.  Look how much the value has gone down on this property.

Kathleen - When short sales first started showing up in this market and there were so many, the excuse was that they were understaffed.  We have been seeing them for 5 years at least so the banks should have figured out a system better than this by now!

Pat - They are so screwed up aren't they?!!!

Jennifer - I have no idea!  Maybe that prices will go up and they will get more? Not now that everything is dead.  The roof is shake... that will be the next thing to give!

The trees dying are a shame, but did that have to do with the short sale?  Did they need to be watered, I don't understand the correlation on trees dying and the stubborn lenders.  A pity, nonetheless.

Yes as hot as it is here in CA, many of our shrubs and trees are drought tollerant but not to this extent.   Oaks are actually native here but if they were water for years and years they become dependent on it like these had.  Had it not taken so long, new owners could have been in there taking care of it. I blame the short sale lenders!
