Selling a Home in Brentwood – Don't price based on Solds!
If you were selling something wouldn't you naturally want to know what others have sold for so you would know how much to charge? You would think the same applies to homes – and it used to.
The California Association of Realtors sends out e-mails with lots of tips and things to share with prospects. Part of today's tips was how to Sell a Home and one of them was to base pricing on actual Sold Homes. Ninety -nine percent of Realtors will tell you this and 99% of the time I would tell you this if Selling a Brentwood Home; but not today!
Of course Sold Brentwood Homes are important to consider, but don't let the history you see be a trap to not getting What Your Home is Worth! There are two basic reasons:
Prices are rising so fast that Quality Sold Comps are now just a baseline for newer and higher prices (This will not last).
There are lots of very current looking Sold Homes in Brentwood that seem to have low sold prices compared to the Active Homes for Sale in Brentwood. In many people's eyes this is a drag on the market. Well what these homes often are were short sales that went into contract months ago (before the price surge) and are just now closing.
Always look at Closed Comps, but look at the market in total. This includes inventory, absorption rates, prices of other homes currently for sale, and market trends.
