Quinnster PupIf it's time to sell your home you have already figured out that the task to get it ready is enormous. If you are like me then you know how pets rule the home. Quinn was the best, but he did give our house a few "lived in" upgrades.


When selling your home think about what a potential buyer may see and smell when they walk through the front door. Does the house have increased wear and tear? You may not be so objective, and Fluffy has left a few carpet stains that may be problem for new owners. Fido scratched the paint off the backdoor. Maybe not a huge problem, but it could cost you more money if not fixed prior to listing.


Examine your home for fur, dirt and scratches on the floors, woodwork and walls. Make the effort to examine where Lulu chewed on something. Fix it, replace it or paint it. Take a close look at the exterior of your home too, as the screens or doors could be broken or clawed. Your landscaping should be cleaned as much as possible. Most important, the yard should never have anything left behind that a buyer could “step in”. That just screams “time to leave” to a potential buyer.


Be sure to include shampooing carpets and clean curtains before the first showing of your home. Pet odors can linger and while you may not notice, a buyer that enters your home for the first time will find a pet odor the fastest reason to leave before giving the home a chance. Don’t expect to spray air freshener or burn candles to mask the scent. The two together are deadly.

Consider where your pets will be during showings. No pets should be left in the home. Think safety for all involved and liability. Remove all the toys, food and water dishes and even pet bedding. The less seen will keep a buyer from knowing that a pet lives in this house. Kitty litter should never be seen.Empty frequently so that any odor does not linger in the home. It needs to not only be out of sight, but out of smelling range.


You certainly don’t want to decrease your ability to sell, so take a few extra steps before listing your home and make sure that buyers will see a “well cared for” home. Janis great advice, we have three pets and there is No Smell and I have a listing in Playa Vista you would think it is a Model and the seller has a Dog, No Smell, no Scratches....so it is all how they are maintaining the home. I also have another seller we can not say the same.....

Endre.. pets .. depending on size can't help but leave a few marks.. My little guy did some scratches on the floor. nothing terrible.. and nothing he could help.. but the hardwood needed to be refinished. Owners have to know things like that matter...

Ellen - Oh i have some smelly stories... and i actually sold a house that was horribly stinky to clients that were not phased in the least.. they bought it.. took out the smell and lived happily ever after.. LOTS of work to get out the smell.. The old owners moved into a brand new home.. took all their smelly things with them and the smelly was there in two days.. UGH!

Janis, sometimes such a challenge...a potential client has both dog crates in her bedroom & the smell is strong...she can't smell it plus the open kitty litter box in the half bath...I told her it won't work to sell her home that way at all...she is horrified.

I can only imagine Ginny... people certainly become immune...I've had clients enter a home and then turn around and leave immediately.. no way no how would they even look.

I went into a house recently that had an entire room devoted to cats. I don't know how many there were - maybe a dozen. My buyers couldn't get passed it. I can't blame them.
