Marketing Tip- Make a Neighborhood Directory!

We started this about two years ago. We realized that post cards, magnets, seeds for spring really do not work. It is old school marketing and those using it are wasting dollars better spent elsewhere. We started a neighborhood directory.

Here is what we did: we mailed out to the 125 homes in our farm area (those directly around our home) a letter asking for info like name, address, phone #'s, e-mail addresses, and age and sex of children. We did the mailer 3 times and let them know we would not use it for marketing (we let them know so they would not think it was a gathering of info for a barrage of e-mails). We did it low key...no advertising...just a picture of us on the back cover and a brought to you by Team DiMuria with our contact info. We added things like pool schedules, our favorite local restaurants, and emergency numbers.

It has been very successful and always gives us a reason to contact new neighbors so they can get their info in the directory. It also allows us to quickly announce things like a neighborhood block party that we sponsor! We have received leads and referrals from it...and we are known as the neighborhood experts in large part because we are the picture they see every time they need a neighbors phone...or order pizza!

In many changing neighborhoods it can be a great plus....you did 3 updates over 2 years?

Great idea! Very simple and easy for everyone to do.  Also, to keep the cost down, you could have a local pizza  parlor or a local ice cream shop sponsor part of the cost in exchange for a coupon printed in the directory.

Dan, yes..we did two the first year...to get all the sceptical neighbors who did not want to give us info at first. When they read their neighbors name and not there own name...they decided to hook up for the 2nd.

Good idea.  I use a Real Estate Information Service and specifically a program called PropTools to get updated information about the neighbors.  All I have to do is highlight an area around a home and it will pull up names and addresses of current owners and put them in label format.  I can also see satelite images of the properties, property lines, sale price by year the property sold, year sold and building square feet, water lines and pipe diameters, power lines, FEMA flood map information, school districts, street names, deed book and page number info, taxable information and a whole host of other data.  I use it for just listed letters, just sold letters, farming letters, personal marketing and general contact.  I can't get email addresses or phone numbers from the program... for that I have to ask the owners for it, and I've found that people are generally reluctant to give out that information.

That really is a great idea! My HOA does one but the yseem to only give out a list of neighbor's names, addresses and phone numbers when you first move in. There was talk of them putting it online with a password. I would use a directory given to me by a local realtor over the online version though as it is nice to have handy.

Many homeowners associations have that in our area.  My own subdivision does it.  Many will let you advertise on it for a fee.

I do this for my own neighborhood - and everyone looks for the updated lists at our annual block party!  Last year I didn't get it printed in time for the block party, and several people got a little funny about not knowing who the "new" people were and how to get hold of them.  Needless to say, my kids earned a Big Mac by hand-delivering the "updated" neighborhood list.

I also started letting the neighborhood tweens and teens add to a services flyer, new people and old like knowing who likes to babysit, who mows lawns, who walks pets, etc.

These neighborhood directories work well!  A client had a different spin on the idea, and had me create a directory of area services/business/service providers. (Of course, they were the only mortgage business in the book).  It worked extremely well.

I think the idea is WONDERFUL, and a great ADDITION to "old school" consistent mailings.  Sometimes the old "tried and true" shouldn't be thrown out.  You just have to be patient.  In the Keller Williams seminars I attend the stats are that it might take 1.5 or even up to 2 years for postcard or other frequent mailings to pay off, especially if they don't already know you.  But it WILL pay off.  So my advice would be to not throw out the baby with the bath wather!  Do BOTH!
