Dallas home owners have been fortunate that home values in the Dallas area has remained relatively stable over the last few years.The Dallas real estate market did not experience the significant increase in homes values found in other metropolitan areas, nor did it experience the sharp downturn in values.

Many Dallas area neighborhoods held their value during the economic downturn. Other neighborhoods dropped in value only a few percentage points. Neighborhoods that experienced a significant number of tear downs and new builds prior to the economic downturn were impacted to the greatest degree, as their property values were driven by land prices. When builders had no money and no clients, land prices dropped in these neighborhoods causing them to see a more significant drop in home values.That said, the drop in value did not hold a candle to the drop in prices in other parts of the country.

As a Realtor who follows the Dallas area real estate market as a whole, it is interesting to watch neighborhood market trends. Buyers seek the most value for their dollar. For that reason, they gravitate toward neighborhoods and properties perceived to be undervalued.

  • Sales Price Up 5%
  • Days on the market Down 23% - Average 65 Days on the Market

 

Dallas East

 

  • Sales Up 25%
  • Sales Price Up 7%
  • Days on the Market Down 16% - Average 78 Days on the Market

 

Dallas Northeast

 

  • Sales Up 29%
  • Sales Price Up 11%
  • Days on the Market Down 26% - Average 55 Days on the Market

 

Dallas Northwest

 

  • Sales Up 30%
  • Sales Price Up 8%
  • Days on the Market Down 15% - Average 74 Days on the Market

 

Park Cities - University Park and Highland Park

 

  • Sales Up 24%
  • Sales Price Up 5%
  • Days on the Market Down 23% - Average 77 Days on the Market

 

It is clear to see that the Dallas real estate market is moving in the right direction, as of this writing. It is also important to note that each of the above markets encompasses numerous micro markets. A specific subdivision or neighborhood may present different statistics than the numbers referenced above.

Looks like Dallas is up significantly in all areas! Only one area of Dallas is up 24% the other 3 are up higher..definitely going in the right direction!
