And if one is wanting to live in a gated community with a lot of social life, close to the beach, across the street from neighborhood shopping center - Lakeshore Gardens is very reasonable at $75,000 to $150,000 with one challenge - you have to be over 55 to live there. All the benefits of Carlsbad by the Sea without the big initial cost.

Steve - it's in a great location. Not everyone wants to pay the monthly land lease despite the low initial cost.

Karen - there are certainly plenty of homes also in the $500K - $1M range, and above. But affordability is so much better than 6 years ago

Debbie - good for you. I would use a different price range in some other communities based on that market - in a couple I couldn't even talk about anything much below $1M except for condos and even then you are well into the $600s.

Thanks for the compliment, Bryan. I have to say the same about you in the Los Altos area. :)  I'm sure for some areas this price range seems rally broad but our options are sorta limited.

Fernando - I appreciate the compliment. It's a popular price range in Carlsbad for many, especially first time buyers.

Dave - and it's quite a bit more affordable than when I moved here in 2005. Then only about 9% of the people making the average salary could afford a home in Carlsbad. Rates and prices are much more favorable now.

Thanks, Rene. With the prices where they are and the interest rates the cost of buyinbg a Carlsbad, like in many other areas, is much improved from 6 years ago. Now the challenge is the low inventory.

George - well you won't get an argument from me on that.

Christine - agreed. And it is the most competitive range of pricing for buyers these days.
